Several years back there was a two story "house" down the street from one of my rental houses for sale by a bank that foreclosed on it for $160,000. Would have taken about $40,000 worth of work to make into a 2, 3, or 4 unit apartment building. One day I'm driving by and I see a truck with a small drill rig on the back boring holes into the ground. I stop and talk to the guy doing the drilling, and he hands me a tube and says to smell it.

Gasoline. This house used to be a small store with fuel pumps, and the owner lived above. This store closed long before I was familiar with the area, so I had no idea. The fuel tanks were never removed, and had leached into the ground. Guy who had it under contract backed out. Out of curiosity I called the bank and they offered it to me for $8,000. I had researched things a bit, and although there were some ways around it, the information I came up with would require me to remediate the property at my expense. That was a no-go, so I passed.

Shortly thereafter another guy came in and swooped it up for the $8,000. He said he put about $50,000 into it for a total of $58,000. It has a large downstairs unit of 1,600 sq. ft., and two upstairs unit of 800 each. Between the 3 he gets $2,500 a month, and has been doing so (probably more now) since 2006. So not counting taxes, insurance, and maintenance, that's about $480,000 out of his $58,000 investment, and he still owns the property outright. Everybody knows about the fuel tanks and nobody cares. Feds don't care. County doesn't care.

Moral of the story: It doesn't matter how much a property is suffering so long as it has the potential and can be purchased right. If you're interested, low ball them. They may just take it.


Our first house was in South St. Louis, there was a bush that was overgrown we had sellers remove (this was 2008 when it was a buyers market and you could ask for the world). Our inspection happened with the bush still there. After moving in and doing some yard work I find a cast iron closed off filling pipe sticking out of the ground where the bush used to be... Turns out there was an underground fuel oil tank there. I'm a lawyer and lawyers I knew I talked to about said chop off the pipe, nobody knows. I didn't want to get stung on that fraud and couldn't put it back on flipper seller's easily so I did nothing. Come 2012 when it was just as much a buyer's market and the house has been on the market for 6 months it became an issue with our potential buyer, who our listing agent brought in as dual-agent. There was no requirement by law for it to come out, but they wouldn't buy unless it was out and verified no leak by the company after soil tests. Luckily it was empty and hadn't leaked, cost about $3K I think. Realtor and tank removal guy said call St. Louis Fire Dept. to let them know it was being removed. They couldn't figure out why I was calling, they didn't care.

You are a good dad. We have seen Marky grow up through your posts here over the years.

Chubby-cheeked little boy, birthdays, dancing videos, first job, and much more.

I pray this is a good move for him and helps him become more independent.

You have been here a long time, career changes, selling a ring, family growing up, family challenges...

This has to be very difficult for everyone and particularly, you, Mark. But honestly, after all I've read about the situation, I think it's for the best and certainly you can visit as much as you want. Knowing he's getting professional care should give you some relief for the long term.

Thanks guys.

I’m trying to consider the fact that Marky wouldn’t make it if something happened to me. I am almost at the point of convincing myself that this is for the best. I’m also thinking that if he were to have another incident, they’d probably put him in a place we didn’t choose. After seeing the first two group homes, I’m happy we got to say no to them.

I’m back home after getting Marky settled. The only thing i couldn’t get done was setting up his chromecast to the new network. Has anyone done that successfully? Google Home cannot find the device no matter what i tried.

Other than that, I’ve never felt so sad in my life.

Marky likes vanilla almond milk with his morning cereal and I forgot to bring it. I told Shirley and she said “let’s bring it to him”. We popped in unannounced and Marky was having a great time. It made us feel better.

I forgot to report back that it worked. Of course that was after I bought and installed Marky’s new TV. Haha.

There were already a couple negative incidences with the staff messing up. We’re trying to chalk it up to it being the holidays and some of the regular staff is out but we’ve already been talking about pulling him out. I’m sure that’s mostly emotions but I just can’t shake the sadness.
