I've read all the replies since I posted, and think this is the best thing to do.

You never know what may go wrong.

I had a chimney fire in 1993 and three neighbors saw it but said nothing. A volunteer fireman over 300 yards away saw the fire and ran over and knocked on the door. Even though I had a chimney cap, it could have leaked out onto the roof and serious damage would have been done.
