The cousin to the agricultural tax exemption is the wildlife tax exemption. They are treated the same for tax purposes but you don't have to run cattle or continue in any agriculture business to qualify. Simply convert the agricultural exemption to a wildlife exemption after purchasing the land.

Yes, this is fairly common. I know a guy that does this on a larger property in East Texas.
