Material pricing and the effects on future jobs, projects and plans.
One of my sons is a builder / developer . The shortage of materials is killing him . Appliances have a long lead time as well as anything that has to be special ordered.

I am wanting to build a 40x40 metal shop building for a hydraulic lift. I will be waiting for the steel pricing bubble to pop first.

I don’t know how rates can go up. If rates go from 2.5% to 5%, the U.S. government couldn’t maintain its debt. It would flick the bottom card from the house of cards that is this insane spending. I own a bit of real estate, but even I’m thinking this housing market is very harmful, long term.

Interestingly, not all building materials are up.

I'm planning on replacing the carpet in my living room with Pergo laminate (when I get around to it). When I priced it last summer it was $2.49/sq ft and it's the same price today at Lowes. I bought it all today still not knowing when I'll get around to doing it, but I'm betting that it'll be going up too at some point.

Lots of reasons for increased prices. It all boils down to supply and demand. No one has mentioned the shortage of labor. People getting all this free money don’t want to get off their lazy asses and work any more. Small town in northern Indiana where we frequent had 10 help wanted signs out in just a small section of town. It’s the same all over the country. We have business closed and operating at reduced hours because of this. Look at the job growth last month. Business begging for help and unemployment rate is rising.

They call it "embossed wood". Looks to be sort of like a high end particle board type material that's plastic coated.
