Worst decision I ever made was not sticking to my guns away from what I wanted to do: sell my house before the housing crash of 2008, move to an apartment, wait 2 years, and invest the cash in 1/3 Stocks, 1/3 gold, and 1/3 CDs. Instead we bought a bigger house.

Second worst was not buying a condo a condo in a prior housing crash in a nice area for $60,000 which I reasoned was just the price of a Lexus then. My BIL bought one. It sold for $400,000 a few years later.

Third worst was not keeping my first house after buying my second house. I could have rented it out instead.

On YouTube, there’s a guy who’s just turned 30. Out of high school he became a realtor shortly after the 2008 crash. He didn’t know any better. He focused on finding homes for people to rent as nobody was buying. He saved his money. Lived below his means. Bought his first home from a bank sale for $59,000. The rent paid for his mortgage and the interest rate was so low, it was effectively an interest free loan for 30 years. Now, he’s got a portfolio of $6 million with the rents paying for the mortgages and his living expenses.

He also makes a lot of money from his YouTube videos.
