I want to have a loan calculator where I can add in extra payments in a given month. All of the templates show me an extra payment which is then applied to every month.

I need to be able to have a column where if in a month my borrower makes an extra $150 payment, it will reduce principal and keep running. without me changing anything.

Anyone have something like this?

I believe I have what you're looking for.
As the table populates, you can replace the math in the relevant "extra payment" cell with an actual value, and it will take that value and run with it. You've got email incoming.

God bless America.

Local governments often have subsidies for first time home buyers. It wouldn’t hurt to look at those options if available.

And I actually like that excel file. The chart and the header blocks make it snazzy

"It did not really matter what we expected from life, but rather what life expected from us. We needed to stop asking about the meaning of life, and instead to think of ourselves as those who were being questioned by life – daily and hourly. Our answer must consist not in talk and meditation, but in right action and in right conduct. Life ultimately means taking the responsibility to find the right answer to its problems and to fulfill the tasks which it constantly sets for each individual." Viktor Frankl, Man's Search for Meaning, 1946.
