Looking for some idea of remodeling cost on a small building. 800 sq. ft. +-. This is to include material and labor costs. Laminate flooring replacement through out. Rip out old. Install new. Sub floor is good. small (12x12) kitchen remodel. Probably home depot cabinet type kitchen grade stuff. basic counter (flormica) or eqv. Nothing fancy. No new appliances. Existing sink and faucet are good. Small bathroom remodel (6x8) . Rip out tub shower. remove existing vanity and sink along with toilet and replace. Again, with home depot stuff. Nothing fancy. Thinking the electrical panel and wiring are good. Plumbing also appears in good condition. All though both some light elect. and plbg. could factor into the misc. category mentioned below. Paint interior including ceilings. There will be some other minor things like interior door replacements and small ceiling repairs. So maybe a misc. amount to cover stuff like that. You're probably looking at 10 grand or more just for the kitchen. When I remodeled my kitchen back in 2016 which is tiny Lowes wanted 4500 for the cabinets and the same amount to do the install. Any other work that needed to be done would have increased the price. If you're going through the expense of remodeling get new everything including sink and faucets. It's not a lot of extra money considering the total cost of the project. Be aware that you may find hidden damage once you start removing the old cabinets, tub and sink which was will inflate the cost of your project. If you can work with your hands it's easy to install kitchen cabinets so you can save some money instead of paying a contractor to do the install. | |||

We are doing this now to about 2500 sq. ft. Pick an absurdly large number. Double it. Add 15%. Prepare to be disrupted for the next 9 months. On a serious note, depending on your local codes, if you are doing work to more than a certain percentage of the size of the building, or its value, you may need to bring everything (electrical, structural, plumbing) up to current code. And don't forget to ask about and budget for required permits too. If it's minor work - especially by the homeowner - you oftentimes do not need a permit. But for major remodel work by contractors, they could be required. If it's not permitted as required, your insurance may not cover things that occur down the road, and it may impact your resale value down the road. | |||

Any electrical, plumbing, or hvac will require a permit or permits. Depending on your location work exceeding “$X” worth will also probably require a permit. Usually, but not always. For example, there are no permits required around here in unincorporated areas of the county. But other counties/states are different. And most/all of the cities here do require them within their city limits. | |||
