You don't really think of Tennessee and Mississippi when it comes to Tornado threats but times are changing. Both Tennessee and Mississippi are included in a shifting Tornado Alley. In recent years, the number of warnings in my county alone has skyrocketed. From Google. "Yes, recent data and research indicate that "Tornado Alley" is shifting eastward, with tornado activity increasing in the Southeast and Ohio Valley, including states like Mississippi, Alabama, Tennessee, and Kentucky. This shift is attributed to factors like climate change, leading to more favorable conditions (like increased moisture and instability) in the East compared to the traditionally drier Plains. The eastward shift also means more tornadoes may occur with less warning, at night, and in rain-wrapped conditions that are harder to see and forecast in the Southeast's hilly, forested terrain." Here are a couple of interesting facts that are surprising, at least for me. Mississippi has the most fatalities of any state with over 2400. Mississippi is also listed 3 times in the top 10 deadliest in US history. As a native Texan, having lived in NTX for almost 51 of 52 years, why would you want to retire in this heat and humidity? NTX, most of the year, all year, the weather is awful. Summers ablaze at 100 degrees + high humidity. Humid from April to sometimes Thanksgiving. Extreme weather state so violent thunderstorms, hail, tornadoes. Property tax is insane here, and so is homeowners insurance. I pay $457 a month for homeowners insurance on a 2000 sq ft home. Almost double that in property tax per month. DFW is also slated to match Chicago metro, for #3 in the nation as far as populace metros, around 2028. Then eventually tie LA, for #2, 2030-ish. That’s a lot of people. The lakes here are mud bottom, and filthy. No mountains or elevation. I do not know why you’d want to move here man. I’m trying to get out of this hell hole as we speak and the last damn thing on this Earth I’d do is retire here. I’d go Idaho myself. Great Lakes up there. Great seasons. What am I doing? I rode around Idaho last year and you're right there are a lot of scenic areas. The negatives to me would be the long, cold winters and most everyone there were complaining about the crazy escalating cost of housing and land (which of course means property tax) due to all of the people moving in from California and Oregon. No car is as much fun to drive, as any motorcycle is to ride. | |||

Yep, it’s a thing. It’s a thing here too. Cali people have moved here in droves and driven up real estate to sky high prices. The property taxes are insane, but so is the homeowners insurance. People think oh TX has no state tax, LOL. You think they don’t get you in every other area and make up for that fact? They all moved to DFW and brought the Cali cost of living with them and the traffic, it’s insane. I can’t even use my closest highway anymore. It’s bricked 7 days a week and most days it’s a parking lot. But make no mistake, Idaho, as you saw, is beautiful. They have some real lakes there, glacial lakes that are old as fuck, and the water quality is excellent. Some of the best there is in the nation. I studied it hard, over 7 years before buying my land in another state. They have invaded Idaho, and fucked it out, as you explained. Nashville also, Austin also. My work, I get to talk to a lot of folks in my industry and I tend to ask questions about this subject. Infiltration, home prices, traffic, etc. Millions of people are paying for this migration. And it’s extremely painful. To the point of driving me out of my native state. Is what it is. You can bitch about it or do something about it. I tend to do both. I think the real trick with this topic is spend some real time researching. There are lots of free states to choose from. Find an area where people aren’t cackling about it on the internet, especially that BS social media. Because if the place you are looking at, if millions are doing the same, you’ve already fucked up. Rural is the way. Just have a smaller city with the brick and mortars you need, within an hour or less. I know of multiple states with multiple areas within each state that are ripe for buying land. But I spent about 7 years researching, and visiting these places. Last thing I’m going to do is give it away for free on the internet. People need to put in their own work. What am I doing? ^^^ yes!!! This is EXACTLY the kind of reception my wife and are looking forward to! But also as an FYSA, of the 16 homes on my street, 4 sold in the last year for over asking price. One buyer thought he could flip a POS home (bought at $1M and is [still] trying to sell for $1.25M). ALL four homes were bought by Texans fleeing that state while complaining about traffic (mainly) and loving the pay bump for minimal commute. Their mindset is the main reason i will more than quadruple my investment here. But hey, thank you for the warm feelings and empathy for why my wife and i are working our escape plan. That sounds like entitlement. The truth is the truth. People hate hearing the truth too. They want to believe in narratives instead. Our way of life here has completely changed due to the influx. My hobbies/passions in life, are gone until I move. All due to masses migrating here. Is what it is and you wouldn’t like it either. I bought land out of state and will be fleeing as soon as I can pull it off. Too many people here now. Millions have moved here and all us natives got out of this is a bunch of traffic, increases in property tax, homeowners insurance, and increasing utility bills. Our grid is not equipped for this kind of population explosion. And long term we do not have the water to cover it either. I don’t have to be warm and fuzzy about it. I was born here, and grew here. Our way of life is history. DFW is TexFornia now. I have neighbors, colleagues, family and friends that have had it. So many people I know are just flat out exhausted from this and are all planning escapes. That’s what a massive problem this is. I’ve got people in Austin too and you wouldn’t want to talk to them either. You can at least hear it from someone who has lived here all their life, or believe in narratives instead. Your decision. Plenty of articles out there, hundreds/thousands of articles about Cali -> Texas migration. You’ve got 7 figures of people who have already done it. What am I doing? For the OP being close to family is obviously a big factor in your decision. Out side of the “ usual suspects” regarding taxes and lack of freedom (NY CA etc) Most all states “ get you somehow” with taxes. Income low, property high, or high car registration, or high fees for hunting licenses or higher utility rates. When my wife and I decided to leave WNY I did a pretty good amount of research to conclude for us ( might not apply to others of course) our best choice was Arizona and we have been very happy with our decision. Yes we are getting pressures from invading Californians but life is good here. I like to emphasize not all of Arizona is fry your eggs on your car hood 10 months of the year. The higher elevation mountain regions have great landscapes, outdoor recreation opportunities and moderate climate. Our typical summer here rarely gets above 100 (when humidity is 10-12% it is pretty comfortable) and we get only a sprinkle of snow and cold in the winter. | |||

***Semi necro-thread*** Update 11 Feb Offer was accepted on a Tennessee home. 35 acres, 1,970 sqft, with 2,200 sqft unfinished, walkout basement. Built in 2024 and open floor design with vaulted ceilings and 8-foot doors throughout. On a grade with views to west and south and wooded for safe shooting. Trees might possibly be able to be used for Green Belt tax. Only questions for the hive: Looks like fiber is at the street and my not be routed into the home; anyone here have any concepts for tapping into and routing fiber? No shop (yet). Builder (he built the home for a daughter who decided to move to, wait for it, California just be before Christmas) indicated best place for a shop would require moving the propane tank. Anyone with knowledge of costs for this? Other than that... 50 minutes to the closest Costco - be it North towards Nashville or south towards Huntsville, coupled with not seeing an Amazon delivery on the street two or three times an hour, will be most major life change for us (read: my wife Life moves pretty fast. I grew up in middle TN (Columbia) and would choose it over TX any day. My folks still live in Smyrna. My first job was in the Franklin/Brentwood area. Congrats on the SWEET sized plot and house. Giles County / Pulaski Wife was trying to get cold feet (we've been married 13 years) and I had to explain to that I have been working towards this time of my life for the last 40 years; to retire in a quiet, slow(er) pace of life area where I can shoot, hunt, etc. without dealing with city life. Now, now, don't cut me short - 35.1 acres with the non-wooded area being 1.2 acres. Also, the best part - in the middle of the 34 acres is, essentially, a shooting lane with multiple signs of deer and a sloped, wooded, backstop Life moves pretty fast. If fiber is at the street the ISP will run it into your house. My land, they’ll go as far as 1200 ft from the street into your home. You’ll have to call the ISP and tell them you want to sign up for service. Due to running the line they may want a 36 month or longer contract but maybe not. It varies based on LEC. They’ll likely NOT run conduit which I would pay for out of pocket to insulate the fiber line. If you elect for paying for conduit out of pocket it would be prime time to run power and Ethernet to the street if you have plans on having an electronic gate later on. The ISP will send a crew, likely contractors, to trench the line. And they’ll be chintzy about it, only going 6 inches down where ideally you’d be better of at least a foot. What am I doing? Listing says 36.1 acres, so you are even shorting yourself an acre. I've been over in that area house hunting a couple of times in the past year and will probably be in the market next year after my wife retires. That's a great deal on a sweet looking property, congrats! We're on a wooded 1.6 acre lot in a small gated community (15 homes) in Fayette County, about 20 miles outside of Memphis. Been here since 2002. Love TN and want to get further east into the middle of the state and maybe some acreage as well. We just can't decide if we want the solitude or go for one of the 55+ targeted areas around Tellico Village or Rarity Bay, or maybe something in the Winchester area like Jasper Highlands. Gotta pay the man somehow… Sales taxes worse in Tn? State and local combined here right at 10%. IMO A fairer overall tax. I’m about an hour east of the area you referred to… close enough to Franklin and Murfreesboro To commute for the stupid crazy boom of growth that inflates real estate prices. You will definitely have four distinct seasons here. Zone 7 if you garden. First to last frost… About mid April to mid October. You have a week or so at or around zero in the winter and a week or so in the summer reaching around 100. Tornadoes! I’ve been close enough to actually see three… one went right over my house as I watched, Yep, loud, sounded just like a train You can get steel boxes that bolt to the concrete floor in your garage… very safe. Or bury one in your yard. Cost a few grand. If you are really afraid of them. Actual odds are quit low however. Some people spread happiness wherever they go… some whenever they go. | |||
