My wife's aunt and uncle retired a few years ago and moved from PA to about 45 min away from Nashville to be close to their son and DIL and grandkids who were already there and they love it. He told us his property value has skyrocketed in just the 2-3 years they've been there. | |||

Absolutely TN. Much nicer landscape, it will be much easier to find the land that you want for a decent price, and it's less congested. Tennessee, like Texas, has no income tax. Unlike Texas, we still have reasonable property taxes. Though that's not from lack of effort on the part of politicians in the urban areas. Middle and east Tennessee are beautiful. | |||

You could look out a little west of Ft. Worth - in the Aledo to Weatherford area. My son lives on the west side of Ft. Worth, and he likes it. Ft. Worth is a cool town. But it is hot as hell in the summer. People complain about property taxes, but there are no income taxes. You have to look at the total tax burden, not particular aspects. The fish is mute, expressionless. The fish doesn't think because the fish knows everything. | |||

Sales tax in most of TN is 9.61%. In most of TX it's 8.25%. Depending on your shopping habits, that difference can add up surprisingly fast. | |||

Columbia is nice. My daughter is in Spring Hill and I have given thought to acquiring a place in the vicinity. Columbia is one of the places I’ve been considering. Tornadoes and hot weather are the minuses I’m weighing, as well as sales tax. Good luck on your search. | |||

I grew up in Columbia and went to high school in Spring Hill. My parents currently live in Smyrna just, between Nashville and Murfreesboro. I would MUCH rather live in TN than TX. Facts are stubborn things |
I live in NC so take that for what it is worth. I travel to TN and TX frequently for work. TN weather is 1000x better than Texas. Texas heat is stifling and essentially requires summer indoors. But I love Texas people...and the boots are amazing. I would pick TN every time if those were my options. But if you expand, Charlotte is ideal. Warm, close to beach and mountains, decent airport, great people, low taxes...  Do, Or do not. There is no try. | |||

I would prefer TN. My wife and I spent a week in Chattanooga and the surrounding this last June. We really enjoyed it. | |||

I don’t think you can go wrong with either state. I have lived in Texas all my life and traveled to almost every state and I can say that probably the only other state I would want to live in compared to Texas was Tennessee. My brother lived in Crossville TN. He loved it. He’s in N Carolina now to be closer to his kids. His land with a couple of manufactured homes is still for sale. 20-30 acres I believe. Don't worry about the high speed internet requirement. You can get that ANYWHERE in the U.S. and elsewhere fairly reasonably with Starlink now (satellite internet) . Starlink is $120 for unlimited high speed and $80 for a light plan per month, and very fast. I'd much rather be in TN than Texas due to no tornado issues and overall weather and other reasons. https://www.starlink.com/service-plans | |||

Tornados are common in TN. I lived in Spring Hill/Columbia area for a long time and loved it but its become very crowded. | |||

I have lived in Texas and Tennessee. I am quite familiar with the area south of Nashville. Fewer California people moving there. It is smack in the middle of the Bible belt which influences the culture more in East Tennessee. Another poster metioned Norris lake where I used to fish for trout. It is further east. You have decent medical care in Nashville as well as Vanderbilt. Spend some time in both places. I lived in San Antonio many years ago and it has a distinct Hispanic flavor which is fine with me. We used to drive down to Nuevo Laredo to shop and hang out but it is run by cartels and is just not safe. | |||

Wow lots of people afraid of tornadoes. The majority are in Kansas, and Oklahoma. Moore Ok gets hit regularly with powerful storms. Of course we have warnings all over the place and TV coverage of the damage. Guam gets hit with typhoons on a regular basis and the citizens take it in stride. | |||
