Attic Inspection after a new roof a Scam? Login/Join

Recently about 400 townhomes received a new roof. The old one was only 5 years old but the HOA claimed hail damage. I received this email about an inspection. I have never had an attic inspection before. What are they looking for?

"This is a critical reminder from the Town Center Association Inc. regarding the final step in your roof replacement process.
Our records indicate that your attic inspection has not yet been completed if your address is included on the attached list. This inspection is mandatory to secure the warranty on your new roof. Additionally, completing this step may assist with homeowners insurance documentation and could contribute to potential premium adjustments.
Please give this matter your immediate attention.
To schedule your attic inspection, contact National Roof Co. as soon as possible:"

The attic is difficult to access and I have added insulation that I do not wish to be trampled.

Sounds like its a Roofing Company requirement for the project in the contract for the HOA.

Imagine they want to make sure there is no existing damage wood/structure or leaks in order to validate for a warranty,
and they can record pre-existing issues so you can't come back on them in the future.

Contact the HOA for clarification and regarding the new insulation in writing.



Just tell the inspector not to trample the insulation, get pictures before and after.

They did it here in FL when I got my new roof. They had to confirm the attachments, which type they were and make sure it met the proper hurricane standards. It actually did give me a large discount on the policy and it was mandatory. I also was copied on the report that was sent to the insurance company.

I just put on a new roof (this is the second one for me) and they went into the attic when done. I asked why, he said to verify they did not damage anything. They did replace all my roof vents so maybe that was part of it too.

3 years ago had our roof replaced and several days later I went into the attic and found that the gas hot water heater vent pipe had been knocked off the top of the heater and was not vented outside...... Glad i went up there and found the possible problem before it became a problem.... drill sgt.

EXACT same thing happened to me . The heat from the vent was starting to blacken the plywood .

We replaced our roof a few years ago, thanks to my prostate Smile. Replace 17 sheets of plywood, added H clips, nailed to current code, peel and stick underlayment and architectural shingles.
Had the wind mitigation inspection afterward. He checked for all of the above.
We sent the results to our insurance carrier and our insurance dropped 40%.
Waiting on our insurance currently to respond as we just passed the MY Safe Florida inspection for replacing all our windows with impact windows.

I'd let them do the inspection.

Roofing companies are the biggest scammers in the trades. I’ve had 4 bids for a leak that I had and 2 of the 4 wanted to put a new roof (mine is 8 years old) on the house because they knew people at the insurance company so I could get one for free, why wouldn’t I. I said my rates will go up so it doesn’t sound very free. They both commented that it’s an easy $30k roof.

The next guy wanted to put a new plastic piece in the valley for $2500.

The third guy had someone spray my roof with the hose while he was in my attic looking for a leak. He charged me $100 bucks to fix it and all it took was a tube of caulk.

It might be a regional thing. Hurricane or tornado prone areas, maybe. The only attic inspections I've ever had were part of the normal overall pre-purchase inspection. I had a new roof installed on my current house last year and no inspection was done.

If you got a new roof, read the fine print on the contract and see what it says about the warranty requiring an inspection.

Maybe the HOA is trying to help those of their members who got new roofs in case they weren't aware? 99.56% of humans (my educated guess) don't read contract details - sometimes that's an issue. Wink
