In case the OP's handle 'cajunmuscle' implies residence in Louisiana, it's worth pointing out that nearly everything in Louisiana state law is unique because of the state's French heritage.

Whether or not it's legal for them to have put the sign up, and/or for you to take it down - you'd want to check your lease's terms and consult with a local attorney to be sure - it's surely legal for you to put your own up if you wish.

That said, what's legal and what's a good idea are two distinct concepts - some things are neither, some are one or the other, some are both. Picking a fight with a landlord in a place you'd like to keep renting is a choice not to make lightly.

Out of curiosity I would have to drive by her home and see if she has one in her yard too.

As far as your sign goes, I would handle it straight up with her. I would remove it and say I removed it and to please come get it. I don't want any issues with any of the neighbors and I don't want anything political displayed at my home.

Toss it in the trash...but not at your house. Dumpster at work or elsewhere.

“Well it was there when I went to bed and the next morning it was gone. I figured that you must have removed it while I was asleep.”

Or the usual answer as seen on the late night news at reporting from an incident “I didn’t see a thing…”

It would depend on the lease, the local law, and who maintains the common area.

Do you maintain the yard or does the landlord?

If it's the landlord, you have a weaker argument.

What does the lease say?

Just get one of your friends to walk by and pull the sign up . That way you have deniability if it's on a camera .

Easy..middle of the night, yank it out, break it up, trash it. When asked “I guess one of the neighbors did it.”

That would make it much easier to honestly deny it.

I’d read the lease, then likely talk with a few friends.

“I don’t know. I didn’t see it happen, but when I got up this morning it was gone. I’m just glad they didn’t vandalize anything. Please don’t put any other political signs up. We may not be so lucky next time.”

The second a lease agreement/rental agreement is executed, it is no longer just her property. Ownership is a bundle of rights. A landlord has lent or handed over some of those rights to the renter/tenant.

As JHE said...what's in the lease?

My hunch is that you're renting a single-family residence and the whole property, lawn included. So it would be likely that the landlord doesn't have a legal right to post a sign in what is now your yard.

What's the right-of-way situation where you live? Is the sign within the road easement? That can matter in some places.

What's your lease renewal look like? Do you want to move anyway? As several have said...a friend removing the sign is probably the safest course. States vary, but there a lot of legal and nonenforced methods to make a renters life miserable. If anyone would do it, in my experience...democrats will. I've got lots of horror stories from militant democrat landlords. I've endured some myself.
