Could someone tell me about the FHA home inspections? My house is 60 years old with stone/mortar foundation and the regular cracks that develop. Just hoping it passes inspection. My ex bought her first house via FHA, while I wasn't involved in the nitty gritty, I was involved. My understanding with the FHA process was that the lender was very involved in the status of the property. I'm speculating here, but I don't think the lender gives a hoot what documents buyer signs with respect to as is, if their inspector finds a problem, I'm guessing they won't finance it. FHA inspectors will be concerned about the normal things plus a number of other items that a regular inspector (or the home owner) wouldn't care about. If I had two potential buyers offers for close to the same money, I'd take the one that didn't have FHA on an older house. Good luck! MikeGLI is correct - the FHA doesn't care what the buyer signed or what he wants, they will inspect it and you will have to fix anything they find or they won't finance it for the buyer.
