I've got 16 years in SW Utah, having moved from NJ. This is a great area, the one drawback is water but it isn't stopping development. There is talk of a pipeline from Lake Powell, watch water bills get crazy! Personally, I wouldn't consider St George, Ivins or Santa Clara, just too congested with more development going on. About 5 years ago we looked at homes with family and friends. One opted for Washington City a beautiful home, great views but small lots. The other, you met Robert, opted for Leeds, semi rural, beautiful home, one acre, great views. Homes on larger lots are becoming scarce, try to find a new home with a 1/2 acre +.

The area around Sand hollow is nice. Dixie Springs is one of the larger developments. We spent time looking at homes in that area, some at the Sand Hollow Resort were really nice but there were a few things that turned my friends off.

We're in Toquerville, population was 900 when we moved here, it's now 1600 and they just approved a 90 home development, that's just the start!

Cedar City is nice, seems to be really coming on. A little cooler than Toquerville, 6500 ft vs 3200 ft. You might have to shovel once or twice a year but it's not bad. Two of my neighbors just moved there, very happy with their decision. You can get to water in 45 minutes, and have access to beautiful country in 10 minutes.

I'm concerned about water supply, coming from a drought area. I'm okay with minimalist drought resistance landscaping (in fact, prefer it over large grass areas). But I don't want to have risks to household water supply where we're being told to ration and limit daily use. I'm paying quite a bit for water now so same ballpark is manageable if supply is there (say, $150/mo).

I'll check out your suggestions: Washington City, Leeds, Toquerville, Cedar City (the pitch sounds nice; cooler, water, country. A little snow no big deal; just not day in, day out for months). Sand Hollow seems nice (aerial view) but would like to know about turned your friends off. Prices seem a little higher than desired but maybe I could buy a lot and build a smaller but nice house (would like that actually since I have a particular layout in mind).

Northwestern Nevada is high desert: Hot in the summer, cold in the winter. Not much snow in the valleys. Small, conservative towns that have a rodeo arena. Carson City has a Costco, so it's got that going for it.

How is NV trending toward remaining strongly red and protecting the constitution (including the 1A, 2A)? Vegas and federal government level politicians seem left leaning but not really following closely.

Don't want to leave on place to just have the new local turn slowly blue.

If strongly red, then Carson City may be good to put on the table. Hate the people but the Tahoe area is nice for water / snow / nature.

Dixie Springs was just a little too "development" for them. They found a great home at the Resort and were really leaning that way but asked what was going behind them they were told "a possible sports complex". Still smaller lots, though. Yo knew the area pretty well, simple things like the realtor pushing a property, friend interested and then Yo asks "What about the baseball fields that are lit half the night?".

I don't think culinary water will ever be a problem, just expensive. We are limited with use of irrigation, though. My culinary water is $37.00/mth, not sure about irrigation but it's not much. I've got a lot of grass on my .79 acre!

Another direction from St George is to go up Bluff St/Rt18, Winchester Hills, Diamond Valley, Dameron Valley. Still only 20 minutes to St George. We looked at houses in that area, just none that suited our needs. Even more rural are Veyo and further up Enterprise.

Yea, I would also be very averse to sports complexes unless they were far removed from my site. And would prefer 1+ acre; ideally be able to shoot on property but I think that's not likely.

Good to know that household water supply would not be an issue. Water and sewer is about $150/mo for me now (more during summer when we water the yard) so UT sounds reasonable.

My brother recently purchased 4+ acres in New Harmony, about 35-40 minutes up I-15 from St George. It has water, power and fiber/phone, but no sewer. It's a undeveloped lot but has groomed gravel road (about 1.5 miles of gravel).

My other brother lives in Washington with larger .3-.75 acre lots, $500-800K with nice homes on them.

I like the St George area but it's growing like a weed. Lots of things to like about it, but it's no longer a sleepy little town.

You might consider Tulsa OK.

Nice town, pretty area, etc, and OK is definitely 2nd amendment friendly. We have open carry now but I'm keeping my concealed carry permit. Tulsa Airport is also a major American Airlines maintenance center, it's a short hop to DFW International.

OK has 77 Counties, and all have voted solid Republican for many years, no democrat presidential candidate has won a single county in many years.

I've (we) have had a small vacation condo in Incline Village, Nevada for 20+ years. We recently sold our house near Pensacola and moved here. North Lake Tahoe (on the Nevada side) is solid red. We wouldn't be here if it were not.

Northern Nevada is like Northwest Florida politically. Vegas is like Miami and has the votes. Open carry state. I haven't seen any change politically over the last several years, but Nevada is purple, not "strongly red". This is because of Vegas. But like the slogan says: "What happens in Vegas stays in Vegas".

Carson City has a small-town feel and there are other small towns in the area. Please don't consider Reno for a residence. If you or any other members visit the area, give me a shout.

I was at first looking for just which month you were planning to take the vacation--it would have been quite important to the suggestions. Then I reread the post and saw that it was just a precursor to a retirement relocation, which would be a decision covering the whole year.

Considering that, I'd recommend somewhere in the mid-South: Missouri, Arkansas, Tennnessee, Kentrucky.

Three of my four daughters live in the CDA, Idaho area, one of your possible options. It's overrun by folks from California. Its also a favorite destination for retirees from LAPD/LASO which could be considered a positive. Unfortunately, some democrats from Seattle and Spokane are migrating over as well but it's solidly Republican for now.

Its a four season area so the mosq. are not too bad.

Housing prices are blowing up (the Calif. affect).

It is nice out there other than 3 issues I had when we looked.
1. Closest grocery store is a Walmart about 5 miles away.
2. You are in the glide path (I think that is the correct phase) for airport landings.
3. Wind. Did I mention the WIND.

Bringing this back up, housing is getting crazy in Washington County, UT. A neighbor built a home about 12 years ago to live in for two years and sell. It didn't sell at around 400K. Now in 2021 it went back on the market at $770K, had an immediate offer of $755K, turned it down. Same day had an offer of $785K, sold in one day!!

I saw Russ59 post about his brother buying in New Harmony. It's a beautiful area, more rural. My wife was talking to lady yesterday, she told my wife they just sold a home on 3 acres in New Harmony. It sold in less than an hour, three people stopped while the realtor was hammering in the for sale sign!

Neighbors are thinking of selling their homes, going 5th wheel and waiting for another market crash.
