That deals in city , county, state rules ,rights or laws regarding what is or isn't allowed.

Someone to consult prior to purchasing either an improved lot(s) or unimproved acres.

That can distinguish zoning, easements, conveyances etc.





Safety, Situational Awareness and proficiency.

Real estate attorney. Any good real estate attorney can verify how the property is zoned, etc. to verify your proposed use is permitted. If an issue turns up requiring conditional use permitting, variance, etc., then s/he will probably refer you to a zoning attorney.

You need to find the local lawyer, which the municipality uses to draft their ordinances, etc.

If you need something changed, that’s a different person.

You'd want a lawyer who specializes in Zoning and Real Estate/Property law not just a closing attorney, some states have real estate laws that have statutes of limitation running 99 years.

Call the office and ask questions. My local real estate attorney also dabbles in condo sales and seems more interested in that than zoning easments etc. He initially thought I was in the market for 20 condo units facing the GOA. All real estate attoneys have areas of specialization just like doctors.
