It is long past time for a Convention of States. The Founding Fathers gave us this tool to fix an out of control government and we need to use it.

As with most, a pipe will leak and soak up the subfloor. Had to pull everything up in the bathroom and later the kitchen. Was able to do it myself (and had no critters come through the floor) and save a few bucks.
Last week I was able to fix my stove, but it set me back $150.

coloradohunter44Homes can certainly be money pits. But I don't ever want to live in any kind of shared housing again. Fuck that! All the previous repairs mentioned seem to all happen eventually. Time for us to paint the exterior soon. South side of the back yard fence soon....it never ends.

ibandaI have been in my 96 year old house for 17 years. I'm pretty tired of fixing things. I'm hoping to move out for six months next year, take it down to the studs, put all new electric, HVAC, plumbing, windows and roof and basically start over. The bones are really good, it's worth renovating it has a granite rock exterior.

Having a 60+ year old home is fun. I've spent over $100k on this house and it still needs - two baths remodeled, sliding door replacement, basement refinished (paneling with no insulation and sound tiles).
Forgot new HVAC and Insulation already completed. Additionally rewiring sections of house; adding hardwire smoke; adding dedicated circuits for media equipment, computers, microwave, bathroom; adding cat5e/cable home runs throughout all rooms of house and media closet. Ceiling fans in every room, recessed lighting throughout, kitchen under cabinet lighting. Grading, drainage piping, and dry well. Plus all the small repairs not worth listening.
Also forgot to mention needing windows.

And I've never had a problem with them either. In fact, about 20 years ago I had a homeowner's claim and the cut me a check within about three days for far more than I needed. This time, they send out an adjuster from out of state who looked at my roof and said, "It looks fine." Of course, he isn't around when there's water running through the soffetts, and he never even got up on the roof to see the decaying asphalt shingles or the damage done from ice dams.
Screw them. I'm done. I've stuck with them through loyalty for a lot of years despite higher premiums, but I'm done. Time to save some money.
