Just listed our home for sale

ftttuJust listed our home for sale
Our home is on the market, and instead of having walk-throughs while we are living there, we decided to move out. We have everything in storage, and we moved in with my MIL.
I can’t help with the OP’s question, but moving out allows us to be free of having to deal with the drama of walk-throughs. Our realtor deals with everything.
Personal to us, our situation is having to find a larger house for my mother-in-law to move in with us. While awaiting our house to sell, we are preparing her house to sell as well.
OP, good luck with your process.

trapper189First, congratulations!
We bought a house this past October. I think we looked at it two maybe three times after we signed the contract: once during the home inspection, once with a contractor to get a jump start on remodeling, and I think my wife went a third time without me.

1s1kMan too bad you didn’t have another solid buyer. You could have had some fun with that nosy lady peeping into your personal belongings. Like clearing your throat on camera every time she did it.

YellowJacketPretty mild inconvenience when selling something as major as a house. Also, though, there is no reason you have to stop showing your home just because you’re under contract. If you’re that in demand, you should get backup offers.
Could have done that before signing the contract to have leverage, but this way at least you could build leverage against whatever the inspector finds. They will ask for things to be fixed. The contract has contingencies for inspection and they can back out with little or no cost to them.
Also, you need to have a plan for if your new build isn’t ready when the contractor said it would be. Being done on time is the exception, not the rule.

They just wanted to try out the bed in the master bedroom.

I don't know one way or the other, but these days I wonder whether there could be something in the fine print of a listing agreement about how the owners' on-site security cameras are to be treated during the listing period. It might be worth your going through the listing agreement to see if there are terms in there there one way or the other about cameras.

MikeinNC^^ WRT that-they can GFTHEMSELVES. I’m not turning off my security for anyone.
It’s there for my protection not theirs. The cameras are very obvious, one lady went up to it and got right up to it telling all the others what it was. Then they all looked over at the iPad shaped screen on the wall that is the control panel. They might ask for the system in a contract update/change and that’s OK if they purchase it. It ain’t included. Per the contract they have already signed.
It’s there for my use, and up to and until the final closing documents are signed it/they will remain on.

Check with your realtor on that.
Anything attached/mounted to walls (bolted/screwed/glued/nailed/etc.) is usually considered a "fixture" and is typically automatically included with the house purchase, with no special contract concession required.
Basically if you have to use tools to remove it, it goes with the house upon sale.
That's not just doorknob and lights, but also includes security systems, TV mounts, shelving, curtain rods, mounted appliances like dishwashers and built-in microwaves, mounted hose reels, tool boards and brackets, etc.
At least around here. I don't know if there are state-specific nuances, but a quick Google suggests that the general concept is the same across the country.
Your agent should have covered that with you before listing, and had you remove anything mounted that you didn't want to be included in the sale.

MikeinNC^ just read the contract, and the TV mounts stay, but I can unplug the panel and cameras. They are wireless, so they go with me. And I didn’t list it on the checklist when I filled out what the realtor gave us to fill out. It’s not permanent.
They are also not getting my vise. It’s on a removable base that I set into the work bench(which is attached and they will get). I set an Inline fabrication
https://inlinefabrication.com/...ge-system-base-plate flush mount base. They can keep the base as I set it in JB weld in 3/4” ply

tleddyI did not see mention of “Earnest money deposit” nor how many days before it goes hard.
We just sold a house and the deposit went hard after 14 days.

MikeinNC^^$2k Ernest payment w/10 day period they can back out.
Inspector is coming today to check stuff out. Don’t know if he will find anything, I try and keep up with stuff. Clean the dryer ducts clean (was aboard a ship that caught fire due to that) so they get cleaned annually. Everything works. All the bulbs are GTG. Sprinklers.

My wife's a Realtor, FWIW.
I would always assume, in today's world, that cameras are present in a home. In fact, she normally mentions that to clients she's showing.
Anyone that's going to be upset too much is also someone I wouldn't want my wife riding around with in her car.
A potential buyer that's looking inside furniture at the owners personal items is a big red flag. A realtor that allows that isn't doing their job properly since they have ethical considerations, beyond pleasing an a'hole. They could also be held liable for damages and potentially prosecuted if something valuable goes missing.
Like in many other professions, they could write a book about some of the people they deal with.

Mark in MichiganMike,
You may want to talk to your realtor about continuing to take 'back-up' offers from other potential buyers.
Best regards,

PerceptionAs many as they want until it closes. You want it gone, but you're irritated by a few minutes where the realtors might be talking them into the deal or allaying their fears about potential issues they see with the property?
That's probably the biggest purchase they've ever made, and they're going to be stuck with it a long time for better or worse. They may buy it, they may not, but until it sells you keep showing.

"Odd," said Arthur, "I thought you said it was a democracy."
"I did," said Ford, "it is."
"So," said Arthur, hoping he wasn't sounding ridiculously obtuse, "why don't the people get rid of the lizards?"
"It honestly doesn't occur to them. They've all got the vote, so they all pretty much assume that the government they've voted in more or less approximates the government they want."
"You mean they actually vote for the lizards."
"Oh yes," said Ford with a shrug, "of course."
"But," said Arthur, going for the big one again, "why?"
"Because if they didn't vote for a lizard, then the wrong lizard might get in." May 04, 2026, 11:21 AM

The builder will be on time-this is our second home by them and they were early in the past-I think they give customers the last possible date so they won’t over promise.
Wow that is a rare contractor for sure. Hang on to that one.
