That speed test you posted on page 1, was that from a computer plugged directly into your modem or was it performed via a wireless device?

If you can get Comcast/Xfinity broadband, go for it. As it was mentioned, it will be FAR better than the speeds you are getting now.

I have 600mbps service from Comcast and love it, I could never go back to anything slower.

Alright, that’s your starting point.

Unplug the Ethernet cable going from your modem to you Apple router from the Apple router.

Plug the cable into your computer and run a speed check.

If you are not getting close to 20mbps (especially if you get the same results you already posted), then call your ISP and figure out why.

Otherwise, reconnect your modem and Apple router. Then, plug your computer into the Apple router (assuming it has a built in Ethernet switch) and retest the speed. If you aren’t getting the same speeds here as the first test, then you have a bad cable or a problem with the router.

If that checks out, then connect wirelessly directly to the router and retest your speed. Again, if it isn’t the same as the first test, the router has a problem.

^^^ Exactly ^^^
Unless you properly diagnose and test your network just buying a new device is simply guessing.
It could be anything in the chain starting at the Internet site coming all the way back to the end use device.
Additionally, proper configuration and physical placement is important as well.

SO OP if you want a one word answer to a brand it is Engenius.
Soooooo many factors in networking to consider but most just want a brand so there it is. Eek

Depends upon your local Comcast people, but, yeah: Comcast residential customer service has a less-than-sterling reputation. (That's one reason we have Comcast Business Class service.)

Agreed, first test with wired connection at the router THEN test at various points in the house with Wi-Fi, THEN test with DIFFERENT mobile devices.
That data needs to be compared.
Not go to speculate without any more data.

There's nowhere near the information need to make even an informed SWAG as to what's going on. Could be the ISP. Could be the router. Could be the eero Beacon mesh WiFi devices. Could be any combination of the three. If there's an ISP modem between the router and the ISP connection: Could be that, too.

I so far have an EnGenius Access Point and an EnGenius switch. They've both been satisfactory. I'm probably going to replace our LAN's "backbone" switch with an EnGenius switch.

OP:

How much are you actually paying for 20 Mbps you’re not even getting.

You could be getting 100-300-600-1000 Mbps from Comcast that will make that 20 Mbps feel like dialup.

To answer a lot of questions.

1. I just got off the phone with the internet provider. We are routinely maxing out our data with all the people in the family streaming (school Netflix, YouTube, etc).

2. We can’t upgrade to a faster service, with our current provider, as they do not have a tower within range that is not blocked by a hill. This is a bummer as we like their CS and we are month to month. No contracts ever.

3. They said a new router MIGHT help but at this point, they can’t do much more or guarantee anything.

4. Last night, after I did a hard reset, the speeds picked up with only minimal buffering. I will have to see how things went today for the kids with them all at home today going to school.

5. I’m looking at Comcast right now. That is my only other option as T-Mobile and Verizon can’t get me their service either. You’d think I live in the outback instead of 31 miles from downtown Salt Lake City in a bedroom community.

Thanks to everyone.

I just had to upgrade my wireless network. We have Verizon FiOS and it’s awesome. But my Airport Extreme (the last version) just couldn’t keep up with the gigabit speeds Verizon provided us after our recent service upgrade (our install was originally done via MoCA 13 years ago).

I bought refurb Netgear Orbi mesh devices - one router, one satellite - and it covers our whole house better than my AirPort Extreme base and two AirPort Express exenders. Speeds increased more than tenfold over wifi, instantly.

The Netgear Orbi app makes setup and management pretty easy. You also can access basic and advanced features via a web browser.
