All good reasons, for sure. My concern with that part of the country is the proximity to hordes of undesirables. Should the shit really hit the fan (thinking One Second After or similar scenario), I want to be as far away from a few hundred million people as I can.

Yeah, we think unless what collapses goes slowly, like over a decade, the dense population areas will be nearly impossible to escape. While the map you posted looks pretty dense close to us, on foot or with limited fuel, not many will make it to our area. Those who might, better behave or they’ll have made the trip for nothing. In the Southwest I project in an absolute collapse, most of the population will be gone in the first 60 days. Those who remain will complete for very limited resources. There are safety nets in place but…..

Apocalyptic forecasts are not the reason we are leaving though. Increasingly dense population is driving us. We prefer a more rural life. We’re building a family compound so our remaining sons and their families can live there and we get to watch them all grow as we finish our lives. If I had known how fulfilling children and grandchildren were, I’d have tried to have more of them. I know now what my purpose in life has been. As my mother in law says, love rolls down hill. We sacrifice for the next generations and do so gratefully.

That has to be tough, Kevin, but I wish you all the best and I'm sure you'll succeed in your goals!

Congratulations. It has to be tough though. I don’t think that I personally could move and leave my parents behind.

We've been thru that part of Tennessee, it looks like a great place to settle down. You have your own life to live...go live it.

Interesting thoughts. My gf and I are planning on meeting families, marriage, kids etc.

I grew up on ranches. We both have doubts about raising kids in TN - I know my cousin really liked raising his 5 kids in TN.

I’ve been looking for a commercially viable farm, but haven’t been able to find one.

How are the mineral rights? One of the issues with WV, is coal companies can basically mine anywhere they like, no matter who owns the minerals.

For a little extra money, we bought the mineral rights. But on a kind of funny sidenote, we also bought the water rights and made sure that we had legal documentation stating so. When we asked for the water rights and the documentation, everyone looked at us like we had our heads sewn to the carpet. In fact, though there were water rights, nobody had been concerned about them for generations. Our attorney chuckled and said. You’re going to want to be giving your water away. But if you want your water rights, I will make sure the documents are drawn up. At the county building they all think we’re strange because we wanted the documentation for those rights. When we explained to them that we came from the desert, and have been traumatized by the competition and expense of water, they kind of nodded their heads as if wanting to understand. Lol so we have mineral and water rights to all of the property that we own in Tennessee.

Best to you and yours, DF. I get it, the last National Forest I worked on was in Region 4, headquartered in Ogden. Several times, however, I spent time further S in the belly of the Wasatch Front, and I hated it. I think traffic is very comparable to the Colorado Front Range and greater Phoenix, except there doesn’t seem to be as good a freeway system. Comparisons of population density have validity, unless you’re already in a densely populated area.

I have a friend in Cleveland, TN. Haven’t made it over to visit, but it looks really nice to me.

Welp. We’re homeless……in Utah at least. Closed yesterday, inspected and funded today. Last of the stuff is in storage and we’re in a hotel resting for a morning departure. End of an era. Said our goodbyes, pissed my sister off (lol) and closed our door for the last time. It’s a little weird. Will be on the road for three days. Pulling a trailer makes me only want to drive for 8 to 10 hrs and then rest.

Whereabouts in ET? Went to school at ETSU and enjoyed my time in eastern Tennessee immensely. Appalachia is beautiful and from where I was (Johnson City) it was a short drive to locations that made you feel like you were in the middle of nowhere. Lots of forest service land, rivers, quiet mountain tops, available firewood, etc. The west is beautiful too but one of my biggest concerns about living there would be the lack of readily available water and hard times should the power go out.

When we moved to our little farmette in Pa 20+ years ago, I didn't even know this was a thing. The closer you get to coal country, the more you need to pay attention to whether you own what's underground or not. This is where my attorney earned his money. Since most RE transactions in Pa are done through realtors only, my having an attorney at closing was out of the ordinary but, without him, I would have only owned the surface.
