A first for me. The handle that flushes the commode has rusted almost through and bent so you couldn't flush. Seems something has to break or quit working just keep life interesting.

I have a extra NIB, e-mail me if you want it. Oops, looked closer at the pic, it appears to be a side handle, mine is a front handle. Offer is still open, but I don't think it will fit.

did our quarterly or so bathroom drain clean out last week,

wife has long hair, and as much as I like it, it clogs the sink after a bit, so take trap off, clean out and clean out the pipe inthe wall a bit,
flush with hot water (brew a kettle and flush0

been doing a remodel for the retail area (so to speak) at the shop
got the bathroom finished only to realize that the sink was leaking, around the top were it was placed in the top, and the area under the sink was a science experience (I rarely open that cabinet)

so pulled that out , added a small commercial handwash sink, and now need to redo the area under and repaint that wall,

however, I used a mix of partial cans of old white paint to paint the bathroom, so I have a 1/2 gallon of a different color (celery ice,,, very light green) that will be used to paint it, and I will need to live with it,

Today’s tear down of the hall bathroom.

I will be getting a new toilet as they broke it…

Cascade Platinum dishwasher pods have been leaving a residue on silicone spatulas the last few months. Usually cured with just 15 seconds with a soapy sponge and water when they come out of the dishwasher.

Not this week. Ended up having to bring a stockpot of water to a boil and boil my spatulas. Of course, that means also washing the residue out of the stockpot once it cooled off.

Checked out Consumer Reports and Cascade Platinum dishwasher pods is no longer their recommended product and it gets knocked for leaving residue. Bought a different pod that isn't supposed to leave residue.

Came back from Thanksgiving to find atf under my f150-so the truck has been at the shop all week. Yay for me

That 1st post looks like an easy fix, lots of things are made weak.

The second picture of the pot looks more involved.

I make sure I ALWAYS keep spare toilet repair parts on hand for when the surprise hits.

I was always mechanically inclined and the first system I worked on was toilets. Back when everything was brass including the float. Even though we lived in a rural area we had an old time hardware store about a half mile away for repair parts. It was also a gas station and serviced cars at some point.

We called it J Alley Mobil Gas Service and Hardware. The inventory was optimized better than if it were computerized, decades of experience guided near ideal stocking numbers. They sold candy bars and soda pop too, I got less of those when my dad cancelled our charge account.

Right?! Why buy a bunch of homes?! Even if you win the lotto, just rent some homes to stay for a few weeks.

Anytime I get bored, I just wait a day or two and something will break. It is not as easy to fix these things as it once was.

Traditional home ownership = a ball bust

It’s always something. My favorites are when the HVAC needs to be fully replaced, or the roof. Fun times. We all just love spending thousands or ten grand on replacement shit. Got damn.

Going heavy metal for my next and permanent home. I get to engineer the whole got damn thing and not taking over someone’s used shit.

In the last few weeks I've fixed the well pump and rebuilt a valve body on a 4R70W transmission.

There is also a heater core in my near future.

Yep, when you are a home owner it is always something, but it beats renting, which is just buying a house for someone else and you don't have anything to show for it after years.

Let’s see…last decade?

A cracked toilet tank in my barndo turned into a complete bathroom overhaul. Actually two within a couple years of each other.
Then a water leak required the removal of all the carpet in the place.
Then the HVAC had to be replaced right before I did a bit of remodeling on my childhood home so I could move into it.
My boy and his family now rent the barndo from me.
Its 1/2 mile driveway needs some major work now.
Got moved into the Big House in 2022.
Had to completely replace the roof the first year. There is still Sheetrock work to be done from that leak. Then replace a section of water line the first summer I was here. Then just last summer I had to replace a major section of the septic drain line. Then immediately replace the entire HVAC system. Just bought a Speed Queen clothes washer a couple months ago.
I have a section of rain gutter that is loose and the sink in the master bath is leaking from the supply valve from time to time.

Yeah. Owning property is great.
But I do believe it beats renting.
Especially now that it’s all paid for

Shelling out 14.5 today for HVAC replacement in a 1500 square foot house. Did my roof last year. I still need to remodel my master bath and that should be my last major expense in the next couple decades.
