My cabin has propane heat and we like it.

I'd suggest you mandate that your renter sign-up for auto-fill to insure you don't run out of propane.

My only complaint is that we can only buy propane from the company that planted and buried the tank for the original owner of the house.....unless we buy the 20 year old tank for $2500.

I would find out how the gas supplier handles rental type customers. It will depend on your renters of course, but you need to prepare for much drama.

How do you reimburse a tenant leaving 40% in a tank? You understand of course 40% in January is completely different than 40% in July? Gas can swing wildly in price $1.20/gal in summer and $2.80 in February. I would make all efforts to distance myself from the gas company and tenants. I don’t know what your legal obligations may be as far as heat goes.

My experience is from the gas company driver perspective. Renters were always a genuine pain in the ass, and as a company we tried to discourage them from choosing us as a supplier.

The only way you could do it, is tank is full when renter gets the unit, renter makes sure the tank is full when they leave. But then the issue is, do you have enough deposit to fill an empty tank if the renter doesn't. It does set the landlord up for a few $$$$ in extra expenses if a tenant stops paying rent and has to be evicted after emptying the entire propane tank.
