If it’s anything like our market you should get over asking, no inspection, cash deal. At the very least they have cash to cover appraisal issues.

That’s moving fast, sounds like near a full offer in a day or two.

I was talking to a guy the other week. He wants to buy in the Tampa area, says he’s now gonna wait for the ‘crash’? I’m not sure one is coming, or when.

Luckily I’m still set for years, maybe longer.

good advice, with the right appraiser. You are looking for an SRA who appraises in your local area. Anyone not designated, is a bad idea in this economy and market. An MAI is fine, but way over qualified. Find an appraiser on the appraisal institute website. Any who aren't members are not worth hiring, typically they can't cut it in the profession or don't meet minimum standards.

3-6 months depending on your market.

Any updates, OP??

We had two more houses on my street go on the market last week. The signs literally weren’t in the ground more than 1 day and ones got a “SOLD” marker on it and the other has a “UNDER CONTRACT” marker on it.

This market is SO gonna crash and crash HARD Eek

Yes, my full price offer fell through on day 3. We decided to list it with a realtor/friend. It hit today. She talked us into bumping the price by $100k. We hope for some showings first of the week. We’re visiting our son in SLC til Wednesday.

We are in our new home after selling ours a couple months ago. Things are red hot for sellers. We were so lucky we found a place we LOVE, it’s a vacation every time I come home!
We wish you and your family the same outcome. I have never seen a market like this, and this is my eleventh home.
