New roof time
They came today and began on the garage. After debating metal or shingles I'm going with metal again, hopefully this time installed a little better.

Doesn't seem like it has been up there that long, presume it was leaking or coming apart?

Only 22 years. The screws began rusting within 6-7 years and many were also backing out. The finish is also pretty well faded and some of the panel edges are rusting. After looking into having someone replace the screws, clean, prime, and re-coat the metal it made sense to just replace it.

Standing seam (concealed fastener) was simply more than I want to spend. I wanted standing seam and had him price both but mentioned I didn't want to spend double or more for it. He called saying exposed fastener rib came in at $14,100, and he was still pricing the standing seam but was already over $30,000 for roofing material but not quite all the trim, and no labor yet! So I told him to stop and we're going with rib. But the galvalume metal I'm getting has a 40 year paint finish/warranty and is better quality than what is coming off. Also the screws are designed differently and aluminized so won't rust. Rather than being screwed directly on 3/4 OSB they are putting on 3/4" furring strips so will be screwing through 1 1/2" of both so they shouldn't back out like some of the old ones did.

Update: the roofing was delivered and it's the wrong color! DAMN. At least I caught it. It was supposed to have the textured finish and be slightly darker which will better match the shingles on my shop, instead it's lighter and smooth. No finger pointing the roofer knows it was his error. He offered a discount to keep what was delivered, and it makes me sick to do this to him, but one of the reason's I'm replacing the two roofs is so all three roofs will be closer in color. So he has reordered the correct finish which should be delivered tomorrow.
