Why not do a land contract/agreement of sale?

In Michigan, this is common and works like: Seller sets the price, receives payments just like rent. If they stop paying, Seller can take the house back. Once paid, the deed conveying it is executed.

If that is allowed in Nevada, you could of course set your price to whatever you think is fair.
