It doesn't much matter who you get your mortgage from, its going to be sold and securitized, you will be dealing with a mortgage servicing company - which likely will also change from time to time. | |||

I have one with Wells Fargo VA, and one with Caliber, conventional. (two properties) Have had no trouble. Both were fairly quick in getting the underwriting and all the servicing, payments (and extra principle payments), insurance, and taxes paid correctly and on time. I just bought my house in November, 2020 and have Veteran's United. My experience was fantastic and continues to be good. My agent was helpful, patient and listened to what my needs were and acted upon what I needed. I don't have any experience with any other lender, but I can say my experience with VU was very good. | |||

Mine was with Veterans United, they sold it off about a year into and was picked up by Freedom Mortgage. Veterans United was a little slow in a lot of things. They routinely added flood insurance to my mortgage despite receiving my current flood endorsement multiple times. They always corrected it, but what a hassle it was. Freedom has been good so far, refi'd with them a little over a year ago, was a smooth transaction. | |||

I can’t help but say it… With the market being up we decided to take some off the table and pay off our mortgage. We only had a few years to go, but I couldn’t help myself. My wife is thrilled and I couldn’t be happier. Seems like it took forever. Sorry for the drift, the topic was just so timely. I confirmed the particulars this morning and talked with the mortgage company this afternoon. At my age I should have paid it off about 10 years ago but, better late than never! | |||

Find a local mortgage bank that doesn’t sell your loan. I’ve been using the same local place for the 3 years I’ve been in my house. It hasn’t been sold and we refinanced 3 times already. If buying a new place then your offer will be stronger with a local lender. These go to eleven. | |||

Don't have one, and I'm happy with that. When we built this house, 11 years ago, I'd already retired. Wife wanted to build, so she agreed with me that she'd pay the mortgage. Then she began whining that she didn't want to pay it. Wife like action. So I listened for a while, then just went and paid it off out of savings. They didn't have time to sell it off. The point made above that they'll just sell it is true. Then the new "service provider" will be a cheapo joint that will scrimp is a pain. And you didn't select them, they just bought the paper and cut cost where they can. Watch them like a hawk, they'll cheat you if they can. Maybe not intentionally, but they don't want to provide any service either. They make their money by doing the minimum. The best rate may not provide any service or even treat you very well. I've read a bunch of stuff advising not to dip into retirement savings to pay off or down a mortgage. Watch that advice, too. You've got to decide what's best for you. When you're paying more than you're earning, things need to change. These days, you don't get to select your mortgage lender. The one that looks best can change in an instant. We've been USAA members a LONG time, but the past couple mortgage's we've looked at, USAA has been very expensive, not competitive in the rates, not willing to negotiate rates. It saved us a lot to shop around. This recent one (2nd home) we went with KS State bank after shopping around. Very reasonable, best rates, military friendly, and they were very helpful and didn't mind that we were building the house. | |||

I don't have a mortgage at the moment but when I do, I just make sure I know the terms and expected expenses. I don't want any origination fees or points. If anything's not right in the final document, I won't sign it. I had a broker try to slip in points. I said what's this? He said to bring down the interest rates. I did the calculations and pointed out the points were going to cost me more than what it supposedly saves me in interest rates. That was my last bad experience. I learned from that. USAA may be fine for a refi bit stay away from them if it’s a purchase. They are horrible. My wife the realtor has had buyers lose their deposit because of USAAs failure to communicate and failure to meet deadlines for mortgage commitment. She will tell sellers that an offer with USAA financing is not a strong offer. A lot of the time it’s because they are out of state and don’t know the process here. Go with a local lender. I refinanced with LoanDepot a year ago, and it was an unbelievably smooth process. My employer typically moves me every few years so I've had 5 mortgages and this refi (my first ever refi) was so much less hassle than any of the mortgages. For example, they never once had me resend something I had previously sent. Additionally, they are still servicing my loan which is going equally smooth.
