I’m looking to install a/c in my attached garage. I’m thinking a through wall unit,12,000 btu. It’s 425 square feet with an open ceiling and is fully insulated. If I’m off on the size let me know but what brand do you recommend?

You don't say where you are located, but it matters on the conditions outside as well.

Since no one has chimed in my thought is a mini split. Mitsubishi or Fugitsu?

12,000 BTU Mr. Cool Mini split.
Have one in the insulated portion of the barn and works great.

If you're doing a DIY this would be my pick as well. The 1 ton (12kbtu) MrCool is a 120VAC unit and will have a way better SEER than anything you're likely to get from a wall/window mount type unit. It'll cost more upfront but if you use it a lot it'll pay for itself by being cheaper to operate.

And yes, 425 square feet is right at 1 ton based on the info you provided, sans climate considerations.

Just A/C only or heat also? A mini-split heat pump would do both. What location - that duty will vary in Wash. state vs Texas

About 3/4 of a 2 car garage here [remodel to expand kitchen by prior owners]
Daikin RXN18NMVJU mini split/heat pump

No BTU rating or anything like that on the unit, that I dance see

Our little guest house has a Vtronix Classic America 20seer mini split. 12k btu

The garage unit is only used occasionally, our Peloton & treadmill are out there.
The guest house is on 24/7 but left at about 76*

Another vote for a mini-split. I have two(2) Fujutisues(sp) and love them.

The garage door faces south and doesn’t see any shade until late afternoon. I plan on using it just for reloading or working on the cars occasionally. Heat would be nice also. I do have a propane heater I’ve been using for 25 years.
