Need advice renting my sister's appartment. Login/Join

My sister suffered an ABC last days of December 2017. My mother passed mid 2018 and I've been taking care of both empty appartment.
Money is almost short on a rampant inflation and I'm thinking it would be wise to rent my sister's place at least to cover the usual fees and services.
The market is awful, a large percentage of renters don't even pay the monthly administrative fees of the buildings.

Looking for general ideas of ways to place the appartment in the market and avoid being royally screwed.

The place is well located and can be both a living or an office space.

an old buddy is having fabulous results in his small Mexican coastal town, people from all around the world, few days to a week or 2; excellent return for the effort/investment. Of course he lives next door.

The family used to seek foreign companies and diplomats to avoid the dangers of the absence of judicial support and chaotic economics. With the current situation where inflation is in the upper 40% annually and a similar % of Tennants in the market don't pay the monthly administrative/maintenance fees of their buildings... we aim to get something that if not profitable, at least safe and stable. Preferably for a year. Things change for the worst quick down here.

Legal valid contracts are for two years.

So, what I'm looking for is your neat trick, passed to you or learned the hard way that will help me avoid a stone already marked on the road.

Wondering about Airbnb. My main concern is that I don't want to be looking after the place every week or so. As it is, my wife and I are exhausted by the family implosion and the excreta storm that followed. Still in the thick of it and we haven't had a break, rest or peace since the earliest hours of 2017. That's two full years without a peaceful night sleep.

So, again, I'm looking at tips of the expert house renters before I put the word out that the place is for rent.

One word of advice is to carefully screen your tenant. Spend lots of time on this. It is more important than anything else. JALLEN used to say that all the time. It is the same across all cultures. It is also crucial to price the apartment correctly as well.

Maybe this is a dumb idea but what about marketing this rental to embassy staff members of countries like the U.S., England, Germany, et al? You know, not third world countries, ones likely to pay their personnel.

don't know which or if any have diplomatic immunity. i'd shy away from that if they did unless someone was willing to guarantee it

You assume the wrong thing while discriminating against less rich countries...



I'm kidding .

We dealt with the Embassies and they provided the tennants. All embassy backed and supervised.
Got to balance diplomatic immunity with decent salaries abroad vs the local insanity.
