Good news on the soffets, but bad news on only being R-19. Energy Star recommends this area to be R-30 to R-60.

I really believe in attic ventilation. My house has a solar gable vent and this winter I'm installing a second one on the opposite side of the house. My house is some 1700 Sf. and my electric bill is never higher than $170.

Living in south Florida powered attic ventilation of one sort is a necessity.

This is where we were, 30 years in the attic and everything was down to a low R factor, we had it sprayed in by a local company, cost per sq ft was around a buck, included materials and labor.

You could have it done and the garage at the same time.

Yup. There's your problem, P250UA5: Insufficient attic insulation.

We had the same problem in our 1300 sq. ft. ranch, built in the mid-60's. After the new roof was done I went up there and added another 6½ inches of fiberglass roll insulation at right angles to the existing fiberglass roll insulation between the ceiling joists.

I kept it down to only another 6½ inches, and used fiberglass roll, so I wouldn't have to deal with soffit vent baffles, which would've been a royal PITA to install.

There was even a spot up there, other side of the chimney, where there'd been no insulation at all! Best guess is it had been removed when they added the addition, then they neglected to put it back.

When our A/C went out a few years ago--in the dead of summer, naturally, we'd open everything up overnight, then, when the outside temperature started getting higher than the inside temps the next day, close everything up and it would keep the home tolerable until very late in the day.
