Sold the knife making equipment. Decided to see about home values here in Nashville. Decided to put it on the market. In a two hour open house, we had approximately 100 people, MULTIPLE offers well over asking without any contingencies. Cash, NO repairs, buyers bought it sight unseen online. WTF!

Found an AMAZING stand-alone in East Nashville that will be completed in about a week or two. 3 week escrow.. Our lives are changing pronto!!!!!

I'm tempted to sell mine here in South Texas but the question is where to move to. Sure, I can afford to buy a bigger and newer house but I despise having to pay more taxes. I am tempted to sell my house, move into an RV and wait for the real estate crash to pick up another house. If only I could time the crash.

My fiance the realtor (Massachusetts) is seeing the same thing. Super low inventory. She is having open houses and can't get everyone in, over 30 offers on the last one, most well above asking, some cash, no inspections. Yup it's crazy for sure. Good time to sell, harder to be a buyer.

These go to eleven.

That kind of thing happened to us last June.
The house sold in a day. Then the pressure was on to get another house when the country was shut down.

Buying a house sight unseen on the internet is an adventure, for sure.

We were so lucky we found the house in a day that would be completed in a couple of weeks. Our timing just seem to work out. We were prepared to do an extended stay until we found the right inventory, but we got really lucky! My head is still spinning...

Yep. It was the same way last spring/summer, after the initial quarantine fears wore off. So no surprise it's back two-fold, come this year.

Lots of demand, and minimal supply.

Congratulations!

Congrats sybo!

Local news story yesterday was that my area (greater Rapid City, SD) is the second hottest real estate market in the country per realestate.com.

Frankly what worries me is the influx of out of staters escaping from blue states and big cities. I've watched what happened to Colorado with a similar migration. Scares the hell out of me.

Just because you can,
doesn't mean you should

Just remember, when you have to buy another overpriced house in this market, you're not making money, just trading paper. For others that are thinking of selling, get a Realtor or have an appraisal done or you will leave a bunch of money on the table.
Pricing too low for the present market brings the buyers out like flies.
On the other hand, if you want to or need to move, it's nice to be able to sell so quickly.

It’s like that here in Pennsylvania too, there is literally no inventory, and the realtors are scrambling.

My old neighbor lives in what we call a “twin“ here in PA, elsewhere I think it’s referred to as a duplex? House is about 110 years old, he lives in 1/2 of it, it’s a total piece of shit, not renovated since the early 70s by the looks of the pictures.

He put it on the market and it was sold within three days, and a a price that astonished me. Easily double what I think it’s actually worth in normal times.

We’re in the same boat. After almost 12 years of moving at the behest of the railroad I’d like to buy a house I actually want for once. Trouble is we always seemed to sell in a down market and buy in a hot market. Just once I’d like to come out on the winning end of a real estate deal.

I've been tempted to sell, we could make a really nice profit but the housing prices have increased so much that we would end up with a higher payment for the same kind of home, even with a large down payment.

But the Lamestream media says we don’t have to worry about inflation. Hmmm... perhaps someone should teach them about the law of supply & demand, plus housing prices makes up a significant part of the inflationary index.

I've seen plenty of articles concerned about inflation.

Here is just one of many.

This sucks. I want to sell my house....in about 2 years or so. LOL My son is deployed so that's a year I can't do anything but prep.

And I also find myself in the good/bad position of having a paid off RV, but I also now have a completely unforeseen fiance that I'd much rather settle down into another house with rather than run around as a nomad. LOL

Good times.
