Listing says 36.1 acres, so you are even shorting yourself an acre.

I've been over in that area house hunting a couple of times in the past year and will probably be in the market next year after my wife retires. That's a great deal on a sweet looking property, congrats!
We're on a wooded 1.6 acre lot in a small gated community (15 homes) in Fayette County, about 20 miles outside of Memphis. Been here since 2002. Love TN and want to get further east into the middle of the state and maybe some acreage as well. We just can't decide if we want the solitude or go for one of the 55+ targeted areas around Tellico Village or Rarity Bay, or maybe something in the Winchester area like Jasper Highlands. So many good options in that part of TN it's hard to decide.
I think you guys made a great choice.
Yup, 36.1 acres.
Saw one in Winchester which has a VA assumable loan but, it couldn't pass a VA loan inspection, was on 5 areas, perfect sight lines to ALL the neighbors, in-ground pool, and a 3-bay shop. And way too far from the kids in Lewisburg
Excitement level in the LS1 household is through the roof this evening.

LS1 GTOThread Update
moving day is three weeks away (yea baby!)
Just found out from the inspector there are not enough smoke alarms to meet [the revised] California code.
By code, I need to have six more smoke alarms installed.
For a total of eight detectors in a 1,600 sqft home.
The loft - which overlooks the living room - requires its own detector and the best part; a smoke detector in the kitchen/dining room.
Tempted to install the kitchen detector over the stove...

ZSMICHAELI have lived in Knoxville and San Antonio. Both hace access to excellent health care. Four season climate in Tennessee and a quality University. No state income tax and gun friendly.

LS1 GTOIn the final stage of getting out.
Hellcat will have two more tanks of gas (one to get us to the I-40 and one to get us out of CA). Wife's car gets an extra tank so she can finish out work.

That seems reasonable. NOT.
Oh well, The State of California has determined.

ruger357Congrats! Great area. Huntsville/Madison area south of you is really nice and less Crowded than Nashville for your big city Needs.
Go ahead and brush up on SEC football and start saying y'all and you’ll fit right in.
Most importantly, don’t tell your CA friends how great it is down here!

Update 11 Feb
Offer was accepted on a Tennessee home. 35 acres, 1,970 sqft, with 2,200 sqft unfinished, walkout basement. Built in 2024 and open floor design with vaulted ceilings and 8-foot doors throughout.
Only questions for the hive:
Looks like fiber is at the street and my not be routed into the home; anyone here have any concepts for tapping into and routing fiber?
Sounds like a wonderful place and a brand new house, congratulations! Looking forward to pics once you get settled in.
Regarding fiber. The small local service here has been expanding their coverage utilizing Federal grant money for providing rural internet. Eventually they brought the line down the road stopping at my property. They said it'd only be "a couple hundred" to take it 800' to my house in the air but underground would probably run $1,000 or more. My power is underground so I said ok put it in underground. They finally brought a big trencher and put it in almost a year later and never did bill me for the line, only $65 every month for internet.
No car is as much fun to drive, as any motorcycle is to ride.
