Flash-LBhot water heater problem.
Amazing how many people on this board have little to no sense of humor.

How does a professional flush a tank? Does that mean he wore a shirt with a logo?

old rugged crossWell, the tank is installed in a pit in the crawl space under the house. It could not be drained and flushed with out a pump and some additional apparatus, hence the term professionally flushed. So now you know. Satisfied?

Never seen a set up like that , but there's a lot of things I've never seen . Is that a common type of installation where you live ?

I have about a 5-foot tall crawl space under half of my house. My furnace and hot water tank is under here too.
My hot water tank sits in a 4-foot square, about 18-inch deep cement pit with a live drain in the bottom that goes outside terminating at a small embankment. This is in case the tank has a major leak and the water has somewhere to go.

geeez, relax a bit K.
The plumber is a friend or ours and lives nearby and told the elderly occupants he would stop buy and check things out tomorrow. At least here. That is what friends do.
The tank has issues. Build up of chemicals in the bottom. Been professionally flushed at least once. Has visible rust issues. So yeah, it needs replaced.
For crissakes get ahold of yourself.
You know, I just love it when I offer help or make a post to clarify/correct something only to be told too relax.
Rest assured, it won't be happening again!
Sorry you can't handle the facts...

I think I, too, would pay to have that job done. It sounds like too much fun to tolerate.

old rugged crossYep, problem has been solved for now. But the future replacement and relocation are planned and in the works once the weather is bit better. Everything is tougher with cold, wind and snow. Even if the job is mostly inside. Thanks to all. And Happy New Year.
