Real estate buyers losing deposits. Wow Login/Join

Thanks Ryan. The wife works a bit west of Boston, mostly Leominster/Westminster area. But she's always glad to have connections in other areas. My email is in my profile if your friend wants to connect with someone in this area.

And, yeah, the buyers don't always see the big picture on how their lack of diligence costs the sellers. One of these transactions, the seller had moved out into a temporary rental and now has to move back in. The other seller was supposed to close on their purchase and had to postpone that.

That happened to me when I sold my house in 2020. My buyers' financing fell through like 2 weeks before closing. (We weren't privy to why; my realtor's best guess was they suddenly lost their job in a mass COVID layoff.) That almost cost me my new house that I was already under contract to buy, but we were able to sweet talk that seller into giving me an extension. Then it was a bunch of sleepless nights until I got a new buyer for my old house lined up, which luckily didn't take more than about a week. It all worked out in the end, just a month or so later than initially planned, but it involved a lot of stress in the meantime.

Yup, when I was with my ex we had 3 times where we were selling and buying in the same day. It's one of the the most stressful things you can go through.

On one of the transactions, the purchase closing was at 10 AM and the selling wasn't until 3PM. As we were signing the last doc, the attorney for the house we were buying said, "Now, no moving in until the funds clear.". Holy shit that meant I didn't start emptying my 2 moving trucks until 5 PM and the trucks had to be back at 8 AM. That night sucked. Never again.

Just had a house come back with a for sale sign, after it was ‘sold’ 3 months ago. I’m not sure what happened, it’s 1/4 mile down the road, 5 acres, buildings, $690k about.

Yeah with rates inching up, values flat, who wants to extend to the limits?
