It’s not the right time for you to buy a piece of land somewhere that does nothing to further or enhance your retirement goals if your have to use your retirement funds to do so.

It’s 40a for the cost of a nice used p/u truck. It would turn my hunting partners 40a into 80a. His piece has better access, but I’m not inclined to rely on that friendship to insure access to heirs.

A river runs through it, another issue, bridge is not immune to washing away. There are other bridges, but not mine.

It’s the functional equivalent of a hunting lease, 120a private in addition to easy access to a section of state forest. Access to the forest is a bitch for general public, but certainly not impossible.

I’ve always told myself owning was not really an option, spend the $ on better hunts. I just don’t want to pass on something that in retrospect was a great opportunity.

I appreciate everyone expressing opinions.

Then you might consider buying an easement for access across your friend's property. A good real estate lawyer should be able to walk you through the requirements and maybe costs for that in your area. Many years ago I sold a 550' easement to my neighbor just to install a water line and no other access. In addition to paying me for the easement, he paid all the fees to have it documented in my property records.

The lawyer should also discuss means of reducing the yearly tax burden though use of designated wildlife area, agricultural exemption, or any other means your state may have. Each of these will require good record keeping and proof of the effort you make each year to maintain those exemptions.

Good luck. It sounds like a great opportunity that will expand the fun you and your friend will have.

Over the last few years, I have had 30 + offers to buy some of my property for thousands more than what it was worth in 2019. The offers are coming from several states. Someone wants it bad. I just need to find out why.

Years ago I had rented a prime forested 27 acres outside of town my banker agreed it was well worth what the 3 heirs were asking....but he wouldn't loan the money on a cistern-fed rural house.

He would loan enough to buy a new pick up, nearly as much as the land.

I fired the banker.
