Death or disability clause in Lease Login/Join

Is this customary in commercial leases that involve the delivery of professional services?
In this case I am the tenant and the new landlord wants to change the terms of the lease.

As a career banker,we had that type of language in our loan documents. Our sophisticated borrowers made us remove this cause of default.

That in the event of disability or death of the tenant it terminates. I have been month to month and have a new landlord that wants a longer lease. This would provide protection for the tenant.
