old rugged crossSome flat roof questions and thoughts.
Got a structure. I am going to call it a modular of some sort. It is not a conventional older single wide.
But it has a flat roof. Told it is what is called a torch down roof. At some point someone rolled a white snow seal type coating over the torch down roof. Some of that is starting to come up.
Was told that it all needs removed and a new torch down roof would need to be installed.
Someone else said I could clean it. Cut out any areas that are starting to come up and re-roll it with a the snow seal and get a couple more years out of it.
It is a small building maybe 700' sq. ft.
One estimate to remove and put the new Torch down roof was $10.5k
Any thoughts or suggestions?

WaterburyBobMaybe price a PVC roof? They work well for flat or low slope roofs.
Not sure if that would be cheaper.

4MUL8RI orchestrated a flat roof replacement on 24 condos. I had the roofer rip supporting "joists" on the diagonal of typical two-by-xxx lumber to create about a six-inch pitch for each half of the roof. New decking. New rolled on roof "paper." New tar and little gravel. Seemed to work.
I encourage you to consider a simple modification to reduce re-roof costs.
By the way, I'm not a roofing expert. Only sharing what I had done that worked.
