Good advices so far. Here are a couple more.

Don't skimp on medical payment. Get the max. This covers for guests and is a lawsuit preventer. Cost difference is a lunch at a fast food place.

Try to find a guarantee replacement without a cap coverage. Several companies will say they have it but push comes to shove, they are just extended coverage.

And don't skimp on liability. Get enough to cover 2 1/2 times your income or your net worth.

Don't get the % deductible. 1% on a $250,000 is actually $2500. And the part they don't tell you....is that it goes up each year as your house coverage goes up with inflation cost.

Do yourself a big favor: sit down with an independent agent who can shop the market for you, get some comparative quotes from different companies, and point out the good and bad aspects of the various insurance companies. I used to shop the market on my own, but I discovered that the independent agent I use does a much better job, as I used to spend a few hours once a year, but this is all she does, all day, every day, and she really knows what she's doing.

You're going to have to get a current 4 point inspection and a wind mitigation inspection if you're in a hurricane area, both cost $300 total.
REALLY? Three hundred bucks? Dude, you're using the wrong inspector. I just wrote a check, this week, for $85.00 for the same service.

That's the going rate for both inspections here in South Florida. Cost of living is higher and I'm guessing the value of the properties as well. They're 2 different inspections.

Its a rip off. You should be able to insure your home for whatever you want as long as its not over insured. If I insure my home for 1k and its worth 2k then have a total loss I should collect 1K.

You will only collect $1k.

The problem lies in if you have a $500 loss then you will only collect $250.
