Yay! A real estate thread. Let me come in here and drop some knowledge...

Oh, I already replied to this thread. A damn fine reply, if I might add.

I wonder how many Redfin agents are going to survive the next year or two with the market downturn caused by high interest rates and economic uncertainty.

A good realtor friend of mine recently told me it won't be too long before realtors are replaced or phased out of the process by the likes of Redfin, realtor.com, zillow, etc.

That was her take.

And the good ones earn every nickle.

READ THE CONTRACT YOU ARE SIGNING.

Redfin is the listing broker, I have no idea what it says in the contract about the selling broker being owed a fee.

Understand what you are signing, if you have questions ask a competent REAL ESTATE ATTORNEY IN YOUR STATE.

A lot is going to depend what the market is in your area.

Everything near me still sells in a few weeks because there is no inventory.

If you have priced it right it should sell quickly.

Ask around, if your market is slow, it may be better with a full service broker.

You may have to pay the broker more but may get a better price so it evens out.

Like politics all real estate is local.

I'd avoid Redfin. You're better off doing FSBO.

Zillow and Redfin are both failing pretty miserably, for good reasons.

I don't know what your local market for your type of property looks like, but 1-2 day marketing times typically indicate an undervalued list price. Still, there are a lot of pocket buyers with cash in most markets these days, despite the crashing of many markets. You won't get a piece of those buyers if you don't play into the system and hire the right agent/broker. Shop around and ask them if they have a pocket buyer. They'll typically reduce their commission if you let them work both sides. Beware of the agents that just bring their friend from the same brokerage in to split you and the buyer. That's still working both sides, just for more money.

Real estate is a shady business, as mentioned...similar to a lawyer, you want one that can get things done in a nasty business. Just understand that none of them have your best interest in mind, and you are responsible for looking out for yourself...even if you pay them. It's a "pay to play" game. If you go FSBO, you'll attract buyers working without agents, and most agents won't show your house or allow their clients to see your listing.
