Advice for buying land?
Why not consider southern New Hampster (pun intended). There are hundreds if not thousands of people who commute from there to Boston daily including two of my sisters who live in Londonderry and Chester. Depending on your wants/desires places like Merrimack (where I use to live) and Hollis are great choices as well.

The taxes will be lower as well..

Then environmental wackos are on the town/city boards with nothing better to do than stop development.

It is not just MA.

In 2006 a friend and I bought 40 acres. We would do the work ourselves and put in a dozen mobile home lots, to provide retirement income. A couple of months later, a surprise comprehensive county wide re-zoning ordinance was passed. Five acre minimum lot size. Sixty foot wide paved road requirement. So now we have a single mobile home lot consisting of 40 acres. A very happy tenant, though.

I have concluded that land development is best left to the professionals.
