Wife and I think Georgia needs a few more Republicans to join them. Wife has picked the Lake Lanier area to start looking. What would be a good small town in the area to start with?

If you want to live on a lake, learn the difference between Corps of Engineer lakes and GA Power lakes. Lanier is a Corps of Engineer lake and they let it get very low some years. Your dock might be 150 feet from the shoreline.

Gotta send water down to those oysters in Apalachicola.

N. GA mountains are really nice.

We're both retired. No kids. Mostly just like walking along beach path or forest areas. Might get into bike riding if the knees hold up. We are from the middle north of the state along the NH border.
We are getting pushed out by Boston people coming out here where it's cheaper and driving the prices up. Plus winter sucks!
And we just got a new democrat, gay mayor. Won't even discuss that idiot senator they keep voting in!

The reason I asked, I grew up in NW Connecticut, just south of the Massachusetts border. I didn’t mind the snow as a kid and skied a lot. Not so much nowadays. I’ve live here several decades now and no way I’d go back.

We love to visit N GA from NW FL. We like Blue Ridge, Elijay, Blairesville!
That having been said, GA has state income tax if that is a consideration.

Father in law lived in flowery branch for years. He was retired while his wife still worked downtown so he didn’t have to deal with ATL traffic. He had a boat so being close to Lake Lanier was convenient.

We used to live in Forsyth County, which contains part of Lake Lanier. Lake Lanier is wild when boating weather kicks in. Crazy boaters, drunk boaters, crazy drunk boaters. They usually have a couple of people killed in boating accidents every year. There are some nice places on the water but noise from the boats can be a problem.

To your question, Flowery Branch is nice. Avoid Buford and Cumming.

I boat in lake Lanier multiple times a year and you just have to know areas to avoid.

If i was moving to the area it would be way up the Chattahoochee in Gainesville (where my in laws live) or up the chestatee on the 400 corridor in Dawsonville. Preference being the latter, i think.

And I'd probably choose lake oconee over both, though I do like the mountains. East I20 corridor is my home.

This will be our 3rd year going down to Lake Lanier and I have not noticed any shenanigans. Granted we are only there for a week in June and stay with family. Lake Lanier is huge with many coves, nooks and crannies. We are in the north/west area of the lake and don’t see a ton of boats. Majority are pontoons.

Coming from Deep Creek Lake in Maryland, Lake Lanier seems like a retirement village. Deep Creek was filled with speed boats with those oversized speakers blasting. They would frequently come into our cove and tie up together and block our dock.

I used to live south of Atlanta, Sharpsburg area. I know the area has grown a lot, we would often walk the paved trails in Peachtree City.

There were a few more rural options available, less crowded than many in the north side. The Macintosh Reserve and West Point Lake come to mind.

We seriously considered the Blue Ridge Mountain areas for retirement, while beautiful areas, views etc we found that if some medical emergency happens your kind of isolated. Also you just couldn’t “run” to the store. If I were younger yup.

Before you commit to Georgia, look into their tax structure. A few little surprises await you. In 2015, I moved to Georgia from Florida. I had a 2010 F-250. The tax to register that vehicle was $1407. It does not matter if you paid sales tax on it in another state. That's just one of the ways you get screwed moving there. Others are state income tax, personal property tax, etc.

Yes, it's called the Title Ad Valorem Tax (TAVT) and was implemented about 10 years ago. TAVT is a one-time tax that is paid at the time the vehicle is titled. It replaced sales tax and annual ad valorem tax (annual motor vehicle tax).
