Lots of good advice here. Let me say though, housing in the DFW area has skyrocketed in recent years. We are fortune to live in one of the most desirable towns in the area which was just a little sleepy town some years ago. My house has nearly tripled in value and I couldn't afford to buy it today, given I'm retired. Most of the larger metro areas in Texas are seeing similar housing increases. Yes, still maybe cheaper than other parts of the country, but not like it used to be. Lovely we don't have a state income tax but property taxes are very high. Again, I'm fortunate to be grandfathered on my taxes so they have stayed stable since I turned 65. I cringe when I talk to neighbors in like valued houses paying 3 4 times what I do on taxes. Men fight for liberty and win it with hard knocks. Their children, brought up easy, let it slip away again, poor fools. And their grandchildren are once more slaves. -D.H. Lawrence | |||

I believe you will have a very difficult time finding a three BR two bath two car garage in or close to the big cities for 250K. I just sold my 1954 1300 sq ft ranch, 3 bedroom 1 bath 1 car garage in Dallas as a fixer-upper. It needed major repair/remodeling and a new fence - $210,000 sold and closed in two weeks. Over 100 offers in the six days it was listed. The neighborhood was getting rough too….I’m with Para-I love East Texas. | |||

Lots of good advice I'll take it to heart and keep up with my research. I know that when I was doing my initial research Dallas was the most expensive of the places in Texas to move to. Price wise and inventory San Antonio was the one that had the most potential based on what I'm looking for. I don't have to 3 bedrooms it would be nice for a office or guest room but 2 bedrooms is a must if I have someone else living with me they will need their own room. Also the 250K budget was the max I wanted to spend if I was going to buy a house cash. That's the most I could afford and still have plenty of liquid assets/cash in the bank for emergencies, savings, and not having to worry about paying bills and enjoying life. So say I bought a house at 300k or more that would eat into my emergency savings so lets say I put 50 percent down 150K and finance the rest at a 15 year mortgage with excellent credit I could easily afford the house payments. I've been responsible with my money over the years by not living outside my means and by not spending wastefully. | |||

Two points. Houses rarely decrease in value so maybe look at a more expensive house that you need to finance a bit as and investment. We've had 6 houses since we've been married and in every instance I wished we'd have stretched a bit and went with a bigger/nicer house. Not saying the ones we lived in where ghettos, but we where conservative. Two, DFW is one of the more expensive metroplexes, but the west side, Tarrant County (Fort Worth) and Denton county (north) are more reasonable. And Austin I think is one of the most expensive areas. Then you need to consider the atmosphere you like. Dallas is big buildings, lots of glass and uppity neighborhoods. Fort Worth is more laid back, but still has all of the cultural amenities. Arts district, great dining et al. San Antonio is a progressive city but has a very southwestern vibe. Austin I used to like, but it's gotten so left leaning it's hard to take. I can't speak much of Huston having only traveled there for business, but I do remember my glasses fogging up when I walked out of the hotel. Men fight for liberty and win it with hard knocks. Navy Guy, Denton is not better. Denton is worse than Dallas. Property taxes are higher and housing is at a premium because of the two universities, and specifically small houses. I just moved back to Denton, my home town, but have hesitated for years because of the astronomical prices. Even Sanger and Krum are going gangbusters. Huge, huge big development getting ready to go in north of Alliance area in Denton County. You have to go north to Cook County (Gainesville) to start seeing more reasonable prices. Small 1940s/1950s houses going for $300K plus in Denton. | |||

A couple of old long time friends just moved away from DFW and bought a house in Paradise TX. I'd never heard of Paradise, but they love it, and it's west of Denton a ways and SW of Decatur. Population just a few hundred. This of course would probably not work for the OP, but it might be for someone else. . | |||
