Far enough outside of Knoxville, you could get a small lake house for that price. Probably won't be anything very new or pristine.

or buy a lot for $50k and then build.

Watts Bar Reservoir or maybe Douglas or Cherokee lake.

I was going to mention Smith Mt. Lake where I live until I saw your budget.Most decent homes for sale around here start at 600K.
Most waterfront lots go for more than your budget and then you have a house on top of that.
In your budget I would look at TN, KY, and GA.

I have no idea of home costs there.
