Indoor Storage Cost For Motor Home? Login/Join

I'm looking for a ballpark figure for indoor locked, secure storage for a Class A motorhome, probably around 34'.

Yeah, "Google is your fren'," but everything that I can find seems to be purposely vague, so I thought that maybe somebody here might have actual knowledge.

Reason I'm asking, I sold the airplane, there's some room in the hangar, and somebody asked me about parking for a motor coach and I have no idea how much to ask for. He's a good guy, I don't want to gouge him, so I'd like an idea of what's reasonable.

I’ve got around $30k in my 40 by 40 pole barn with concrete and overhead doors.

I pay $148 a month for covered outdoor storage on my 30' Class A motorhome, but a 40' would fit in it because all spots are the same size.

Around $300 for something that large.

I store a few vintage cars in my shop and charge $200 a month. They’re about half as long.
Also consider if it will be plugged into power or new water tanks filled if you pay for public water and any other costs you might incur.
Be sure to address insurance and liability issues in any lease.
Will the guy have his own key to your hanger or hours he has access to do work or have others do work on it. I had one in my shop years ago and they always need some sort of cleaning and maintenance between trips.

try the following:

Your monthly costs (rent/lease/mortgage) + base utilities (air conditioning/heating/basic electricity/water/etc) / number of hangar's square footage x (square feet of motorhome's footprint x .1) + your "profit"

Essentially; your fixed costs of ownership, utilities, and upkeep divided by total square footage of the hanger then that number multiplied by square footage footprint of motorhome times 10% (to allow for buffer and access space).

If needed added in office space and any "profit" you want.

Thanks for the replies to date, y'all. I'm responding to some, below.
Black92LX: Fully enclosed, securely locked, no HVAC.
220-9er: No water needed, might plug in a battery charger / maintainer, but that's minimal. This is a guy who worked with me, maintaining some of my equipment, so he does have the combination for the door lock. I have known him for maybe 20 years, he is one of the most ethical, trustworthy people I have ever met. He has a track record of leaving everything neater than it was when he found it. I have absolutely zero concerns there, but I will ask him to obtain a COI (Certificate Of Insurance) from his carrier. I don't know how that works with motor homes, but for airplanes, the insurance carrier will issue that at no additional cost, naming the hangar owner as an additional "Named Insured" party.
LS1 GTO: I'm not looking for any profit, not from this guy. From somebody else, yeah, but this gentleman has been a great help to me over the years and I don't mind doing him a favor. Reasonable cost, sure, but no profit needed.

I’m paying 300 per month for a 45’ garage with power. (110, to keep the rv batteries charged and the fridge running).

Near Lake Lanier Islands ( N Metro ATL) we paid $400/mo. Had 50a F connector for std rv 50a power cable
Enclosed, no temp control. Was always fully rented

I'm sure pricing varies all over the place. I just did a quick search in your area, and it looks like outdoor covered RV storage space is going for about $250 a month.

If it was somebody I knew for that long and with that kind of reputation, I'd ask him what he'd want to pay, and accept whatever he offers. Surely he's been shopping around, knows what it would cost elsewhere, and sounds like he would want to be extremely fair with you.

Local place here in Tucson gets $350 per month. And, they charge the same if you want to store just a car there.

There's a guy near me that has some outdoor property, he's converted it to a storage facility, no indoor, no cover, believe he's getting $100 to $150 a month per space, and the place is packed. Again, outdoor, on a typical sand/grass field, no cover, no indoor.

I'd venture $250 a month is probably a fair market price.

Regarding price, I'd set a price he's good with. If the market dictates $300/mo, I'd go lower to entice him. Knowing his character and likely avoiding strangers in your hanger, I'd give him a discount to avoid the hassle and have piece of mind.

In No. West Illinois they get $175.00 per month for a car.but that building is fully insured and rodent free.

Down there, in Fla. It seems like $375.00 would be very reasonable.

See what other, similar facilities in your area charge, average them out, then knock off $25, $50 or whatever you and he feel comfortable with.

This, pricing is drastically different from area to area.

Just looked into the about a month ago and it was $500. They only had one space open the rest were on multi year contracts.
