I’m building an addition to the house - Started as screened in patio…
Ceiling fan will be replaced with a can light.
Top plate is 88”, I think?
On the inside the walls will get insulation. The exterior Tyvek will get wrapped with sheets of foam 1”, then chicken wire. Then it gets stuccoed and painted. I would love to spray foam all the insulation, but that’s not in the budget.

Pull the circuit anyway, you can always cap it off and add the split later as the budget allows, and you don't want to kick yourself for not doing it when the sheetrock wasn't there if you decide to do it later.

Roof was finally finished.

The rest of the solar system goes back on, Friday morning!

Now it’s time to start wiring lights, outlets, and switches. I did end up running a separate 220 circuit for a mini split. Oh, and then drywall. Yay!

Well, since the roof is done, time to do electrical and FUCKING Drywall. Worst shit ever.

Pics were taken earlier. It’s all taped off. Drying tonight. Tomorrow finish the skim coats and texture in the afternoon.

Looks nice. I know nothing of framing or house construction but always thought about building a small, simple outbuilding. On the roof rafters, is ending in the metal brackets the typical way to go? I always imagined them just sitting on top of the sidewall framing.

Great job! Do investigate the mini split. I had a 2 ton installed for a approx 600 sq ft addition and it is super, so quiet it's hard to hear and it brings temp down fast or warms the room quickly.

A 1 ton 12,000 btu would probably do your 300 sq ft easily and the ones I looked at were 110.

Well, drywall is done. Paint is done. Windowsills are cut, sanded, oiled and nailed down. Interior pics coming tomorrow.

I paid a pro to do the stucco. Glad I did. Watching him work makes me realize it was a good move.

Do you regularly go up and clean the solar panels?
I found on a monitored commercial building that output is less with just a little dirt or even water spots.

I do wash them regularly. I washed them a month ago. Day two is when the bird came in for a carpet bombing. Then the monster mesquite and it’s pollen, and Arizona’s dust, it’s almost a war I feel I’ll never win. There is a whole lot more about the system, inverter, etc, but I’ll save that for a solar system thread.

So I did the window sills this weekend. The availability of wood is slim here, so red oak it is. Sanded smooth and finished with Watco Danish Oil in a natural color. I think they came out okay. I did cull a lot if wood to get the grain I preferred.








The guy that was doing my stucco finished this weekend. I think he did a quite fantastic job, and I’m very happy with the results. Now I water a few times a day for a week and paint it in two weeks.
Also had a beautiful two tailed swallowtail butterfly chillin in the mesquite.
