We park our cars in the garage. The neighbors really don't use their garage much, it appears to be for storage, their cars are parked outside so I don't think they use their garage door much. Until recently.

Would come out to find the garage door open. I know I closed it.

Wife came home today to the garage door opening and saw the neighbor outside at his own house. He said the people who lived there previously had the same issue. It's a Chamberlain opener.

Last week when I saw the connection between him working outside on his ATV and our garage door opening all of a sudden, I erased the codes and then re-programmed out two remotes via the learn button.

I thought it had worked but obviously not.

What can I do now? We're renting so replacing the GDO isn't an option.

Did you change the numbers/code on the back of the opener? The older ones had pins or dip switches to change. Not sure how you can "erase" them...unless its a newer model.

Where I worked, it was common practice to steal garage door remotes from unlocked cars. Then they would drive around a residential area holding down the remotes button. Multiple doors would open and let the burglars have access to the house.
Might be time for a more recently made opener that uses "rolling code" technology.
Zip ties on the emergency release mechanism to prevent the door from being opened from the outside is a good idea too.

I just had the "garage door discussion" with a young man on my team last week. We talked about removing the rope/handle arrangement. I didn't think about zip tying the mechanism in addition. Thank you for the suggestion.

I'm going to throw out a swag (standard wild ass guess). Its not your opener, its his remote that's causing the problem. I'm also going to guess there is no solution short of replacing his remotes. He won't want to do that because its not his problem, its yours. No solution will be cost free. Short of replacing the opener, you're going to suffer with it or stop using the opener/remote.

Other companies make and sell just the activator part of the system, but you're still talking hundreds of $$ in repairs. Thats just for the radio portion of the system Mine trips the alarm when it moves, or if the alarm isn't set, it activates an annoying chime. At least we know its opening. We had a problem with the system in the house we tore down, but the new garage with a new opener doesn't do it. Probably uses the new tech.

Mine was doing that to my neighbors, same brand of opener. I reprogrammed mine and it stopped.

Call the company, and ask them how to better reprogram the unit (from what you have already done) . If that doesn't work, inform the owner of the security breach, your (free) steps to fix the issue. And that you would like a replacement opener. They are only a few hundred bucks, you could have it replaced and deduct the cost from the monthly rent check if the owner agreed. Or maybe pay 25-50% of the cost to entice the owner to replace it with a more modern, more secure unit...

If I was renting with this issue I would disconnect the receiver and install one of these. It is a little different but using your phone as the remote becomes second nature. It has to be able to see your wi-fi.

I rigged my garage door opener to where it can be switched off with a wall switch. I keep it switched off unless I want to open it or my wife has gone to the grocery store.

Offer the guy a beer and buddy up to him (we've met, you have that in ya), and talk him into reprogramming his remotes. Would only take a couple minutes and once done, 'should' hopefully resolve your issue. Git 'r dun slick.

Operating the key-fob on our Mercedes-Benz E Class two cars ago used to trigger the wireless door bell of our next-door neighbour. I could never figure out why opening my car would always bring him or his wife to the door, looking puzzled....

When we changed the car for the newer model it stopped doing that.

The garage door that was installed when my house was originally built in 1986 had an outside handle with a key cylinder. The door could be locked from either inside or outside.

The newer replacement door does not have an outside handle and there is no locking mechanism. The only thing that prevents the door from being lifted manually is the mechanical linkage to the opener.

I think the side locks are hurricane code where I’m at. They are easily installed: Garage door side lock.

To the OP’s issue, the condo complex where we have a few rentals has had this problem with their Chamberlain openers. According to the Association’s president, the solution is to replace the circuit board in the motor housing which worked for the unit we had the issue with.

That's what I'm going to do.

Being a renter, I'm not going to spend my money but I'll gather some information for the landlord.

As for talking to the neighbor, I don't talk to any of them. Don't even wave to most of them.

I'll be out of this dump in 60 days but who's counting Big Grin

For only 60 days I would just wait it out.

If I was staying there I would put in a MYQ remote control that gives wifi and phone remote and voice control for only $25.
