I have a gas hot water heater. It started leaking pretty bad out of the pressure valve. Went to Heat me Depot and bought a new one. Also turned down the water temperature to reduce pressure. It was fine for a couple of days and now the new pressure valve is leaking about half as fast as the old one. The house and hot water heater arw about 7-8 years old. Check your system pressure, you may need a PRV and an expansion tank. | |||

Is the TPR valve a 210F 150 PSI valve? Did you test the valve and make sure it's not sticking somehow? If your old water heater TPR valve started leaking out of no where then you likely have a temperature or pressure issue. Have you tested your incoming city water pressure? Any noticeable change to the cold water pressure? Hopefully until you get it fixed you have the TPR valve plumbed somewhere safe. | |||
