I have a two car garage that I'd like to do this to also. Like you, I'd keep one bay available for cause and the other mostly for storage.

My biggest concern is getting all the shit out and keeping it out for the entire prep/treatment and drying time.

If you don’t want to have it coated, I used Swiss trax for my garage and it’s held up perfectly since installed about 5 yrs ago. Was a fun project for me and my daughter who was 8 at the time. Oversized 3 car garage was done in a day. Snaps together, very impact and chemical resistant. I can rinse it off with the hose, vacuum it, blow it out with compressed air. Very different than epoxy coatings but might be worth checking out.
