Haha, thanks. NE Mesa, up by Usury Mountain.

We like in the Prescott Valley AZ area, and since we moved here in 2015, the housing market has been crazy. When we first moved we were not sure for 100% it was going to be our long term location. We initially rented ( great neighborhood and landlord, and rent wasn’t too crazy) But a couple years ago ( when the housing market was crazy houses usually going for tens of thousands over list price and gone in less than 24 hours) our landlord told us he plans to sell and we have until end of lease to move ( he let us know in late July which gave us until end of October) we lucked out. Neighborhood adjacent to the current one, put a bid under list which was accepted and things went very smoothly. Ironically our old landlord wouldn’t budge on his asking price, despite some significant flaws in the house that would need attention. He is still sitting on it 18 months later. A dear friend of ours has a breathtaking country home and decided to sell ( big property and as they age getting hard to take care of and health issues) and we all figured it would be a quick sale. It has been on market since thanksgiving!
Housing market can be very fickle
Ok, you guys aren't super far. I drove through Prescott on the way down, it seemed like a nice place to live. We briefly looked at Fountain Hills because it's getting away from things I want to be away from, which is a plus, but on the downside, we would be away from things I don't want to be away from. Like it or lump it, we're always going to be anchored to North Mesa until retirement or relocation, which neither of us wants to do at this point (wife kinda wants to go back to Florida, but I want to die here, which I'd rather do anyway than go back to the swamp). Usury Mountain seemed like a reasonable compromise. Suburbia can only expand so far uphill, I figure, but maybe in ten or fifteen years, I could prove to be fantastically wrong and it'll be stilt houses ala California
The housing market is super fickle. Our realtors told us that last week, they closed on a $900k something house and that market was very competitive, but things at $1.2-1.4 million are really slow. $500-800k is moving fast while everything under that is sitting dead in the water because the economy has hit people in that bracket the hardest.

I guess I'll move some guitar gear on the local free ads to gain a little liquidity just in case.
Yep, the day before you close, the lender will probably order an updated credit report. The day after closing you can do any damn thing you want. Perfectly logical, isn’t it?

Yeah, I'm looking forward to checking it out. I hear good things. I've been going to Casa Grande with a friend, but it's a bit of a haul. Might see about finding some place of 87 when the burn ban lifts for the season. Probably do some scouting before then. I need to try to find a spot I can shoot day or night, possibly even camp.

Thanks! Yeah, of all the areas we've looked at, this is the one that really grabbed me. I like Gilbert a lot and it was a tough call between trying to find the perfect place here or getting up into the mountains. Mountains won.

Well, it's starting to feel pretty real and the anxiety is kicking into high gear. We have our final walkthrough/inspection tomorrow morning at 8, the utilities switch over and we sign and get the keys Thursday. I'll be taking the first truck full of stuff by Thursday afternoon and my son starts school up there a week later. We were able to terminate the lease on our rental a month early without too harsh a penalty and I have until August 31st to have us fully moved out and this place vacant and cleaned. Here we go.

Thanks! Close went smooth and we're moving stuff now. Gonna get some of the essentials over there this weekend and see where we're at. I thought I was going to move a lot of stuff by myself, now I think I'm just gonna call the movers my realtor gave me a $100 off voucher for and let them deal with it. It's too goddamn hot and my knees and back are already telling me "you gon' pay for this."

I'm not sure about your budget, but have you ever considered moving outside the US? Many people I know have emigrated to Europe from the USA.
For example, countries like Greece offer attractive opportunities. The interest rates are almost 2 percentage points lower than in the USA, and the average real estate prices are about half of what you'd find in the US.
In Greece, if you make a real estate investment of at least $250,000, you can apply for a Greece golden Visa. The program also allows you to include family members, not just your spouse and minor children but also dependent parents and adult children under certain conditions. It's a significant advantage of the Greece Golden Visa program. This message has been edited. Last edited by: m4a1sof,
