It's actually the pandemic.

The taxes, high cost, homelessness, protests, etc. have been a mainstay of San Francisco and Los Angeles living, and yet people still needed/wanted to live there.

The pandemic has allowed nearly every major company a ground level look at how they would function with a staff that telecommutes......

While I think you're right Asteocles there's still the cumulative effect of high cost rent, high taxes, crime, homeless, etc. My niece and her husband put up with all the above, living in a condo just across the river from NYC in N.J. for the "benefits" of city living which basically boils down to entertainment. They boasted of being able to walk or uber to plays, any kind of restaurant they wanted, concerts, shopping, museums, etc. They were starting to tire of city life and its high cost and the last couple years were actually talking of moving out. But the pandemic is what really convinced them because it pretty much did away with all the benefits. No plays, restaurants, entertainment, plus having to worry about crowds, just using the elevator to get to their condo. Working from home cooped up in a 700' apartment sounds like Hell to me, and it now is for them, and a whole bunch of other people.
Unfortunately her husband must put in 2 more years with NYC school system to be able to collect his retirement, if he leaves now he gets none of it. He can't even transfer to another town in NY, because NYC has their own school system. They were visiting here a couple weeks back and were telling me how much they appreciate rural living now, and how unhappy they are up there. They're counting down to the day when they can finally retire and leave.

Nah, I think its more than just that. People were willing to pony up stupid money to live in San Fran or New York because of all the stuff they had available to them. Entertainment, food, sports, the lists of options were long. Then the Wu Flu hit and shut down most of those items. Still people were willing view that as temporary and hold on tight and try to ride it out. Then came all the unrest and BS where even trying to go to the small handful of places people still had available to them could result in harassment at the least and physical harm at the most. I think the sum total of all these factors all converging at the same time has motivated people to leave cities for other options. And the reality that 'many' people can work remote, surely didn't impede their decision to leave.

Again, the Wu Flu played a roll, but as with many things in life, I think the convergence of a number of huge quality of life issues has prompted the current mass exodus.

Im sure the violence, vandalism, crime and cost are all major factors on making people want to move. The ability to work remotely make it a reality that people can afford to move.

So yes the side effects of the pandemic is whats making it possible for people to move but i don't believe that its motivating people to move.

This is so spot on accurate. On a flight to Tampa one day, the most annoying woman you ever heard was yapping away the entire time about how awful NY was and how she couldn't wait to get out of there and move to Florida. Her seat mate pointed out that Florida is a pretty conservative state. As they're getting off the plane Mrs. Noisy proudly proclaims, "That's no problem, we just have to vote them all out." Some folks just do not understand that THEY ARE THE PROBLEM.
