Not only that, you pay that much to drive in traffic rated first (66) and 3rd (95) worst in the county

I live in this area, but own a business with my wife that is 400 yards from my front door

I wish I could get out of here, but at this stage, it just ain’t happening

The EZpass for the Dulles Toll Road is $3.50 each way. Add the Greenway and its an additional $5.50 each way.

And all to get you to the Beltway.

From there to DC is another 15 miles, where you pay a variable toll of $14-$28 each way, or take surface streets for an hour plus.

So it could easily cost you over $50 a day just to get to work?? That is nucking futs!

Use Zillow to look for a rental in Annandale, zip 22003, on or right off 236. $1K/month is doable. Express bus to Pentagon, then subway to downtown. For real 30-45 minute door-to-door commute paid for by Uncle Sam. Area is decent. I know because I lived there for 23 years and sold my townhouse/condo off 236 and left in 2015.

I currently work in Washington, D.C. You have to really look to find good deals on housing.

If your schedule can swing it, think of taking the Loudoun County commuter bus. It's $9 each way, but if you think that sounds high, consider the cost of driving into the city and finding parking (unless parking is part of the deal). That means you can find a place out in Ashburn, Broadlands or Lansdowne and let someone else do the driving while you nap, read or work (quietly - it's the bus policy).

You might be able to find a single BR or efficiency apartment near your price. The apartments I rented before buying in Ashburn are renting a small (~692 sq ft) single BR for $1,444 for a 12-month lease with a 6/6 move-in date. You might be able to find a basement rental in the area for less than that.

You can't truly call yourself "peaceful" unless you are capable of great violence. If you're not capable of great violence, you're not peaceful, you're harmless.

My son lives in an older building in Rosslyn. Its a nice area, pretty safe and very convenient to the metro. Look at "Rosslyn Vue," it is about $1800 a month, includes parking and water, unfurnished. We were just up there for Easter. Prices are crazy.

That's a freaking steal! Google search says $2,000-3,000 range for one BR and two BR units.

Either way even if at 1,800, that's fifty percent higher than his stated budget.

I would second looking for military lodging a BOQ / hotel. There should be enough military facilities you can find someplace to lay your head inexpensively. Do not over look facilities operated by the national guard. There are some small military bases operated by the state guard that can offer housing as well.

Thanks everyone for the tips and for the wake up to the reality that everything is outside my self-imposed budget. I will push my search out a little further and keep my fingers crossed that something good pops up.

I'm currently reading a sci-fi novel that mentioned an 18th century home in DC. I was curious about it's location and Google maps led me to this apt building in current DC.

Good luck to the OP. You can get as far as Vienna (VA) on the metro and then bus to Centreville.

I’m glad I left Tyson’s Corner / NOVA when I did (1991). A recent trip to see one of our kids at 8th and I was nothing short of insanity.
