Not living in town anymore but when there small lots around 80x100 could vary between 100k to 300k depending on desirability and location. Around the rural area I am now around $10,000 - $12,000 an acre for a few, $5,000 - $8,000 an acre for 25-200 and increasing. No car is as much fun to drive, as any motorcycle is to ride. | |||

My guess is the most of these responses are not considering "zoned mixed use" which can have a larger impact on price in either direction depending on the area and limitations of the mixed uses. We have a nearby mixed use lot 1/2 acre listed at 249K. There was another a few towns over for 260K. | |||

Depends on the zoning and the location, and prices vary a bit.....however in my neck of the woods, up in the great frozen northland commercial properties of .5 - .6 acres are between $800k and a million-ish, depending on location. Residential, and keep in mind that there is not much you can't do on a residential property up here as long as you are outside the city limits....the city has ordnance that can be restrictive though (nuisance vehicles, livestock, etc). Anyway, point is, residential properties seem to be going for between $20k and $50k an acre, again depending on location. Outside of Municipal Zoning, without those utilities to the lot line....near worthless. Restrictive zoning in a city, would change that also. But you know that. Virginia; outskirts of a small city ~ 50 miles west of the immediate DC/Northern, VA area: I'd estimate ~70-140k; However; Hard or impossible to find an undeveloped lot like that... price relative to exact location, view, proximity to larger roads o Most likely course of action would be 300k or more for something OLD and run-down, tear it down and rebuild on that o Any "New" lots like that were recently gobbled up by builders (Who most likely bought some acreage and divied that up into individual lots like you describe. These would be build to suite... the land is still assessed ~ 70-140 but you'll have to drop at least 350k for even a small single family home on that (Lead time: Currently, 6-12 month; if you want anything new sooner, your looking at a spec home they have already planned or started... these are larger and higher end: closer to 425 for ~3 bed/2 bath +basement... 500 or more for something larger with a nicer view... go 10-20 miles closer to the city: 6-700 easy o If you went another 30 minutes or more out probably be able to just buy a lot like that; again likely larger parcel of acreage that was divied up and rezoned as individual lots.... But most of these are on the larger side: 1-3 acres (For more $ of course)... But now your well out of reasonable communting distance to the metropolitan northern, VA area... o I explored these options years ago and recently.... Caution; hefty fees were required but not included in the sale price (Added at closing)... Thousands (Up to $15k): basically paying the local government for the burden of additional infrastructure, schools, roads, utility demands etc. associated with a new lot and the new family that comes with it. Also, I've head anywhere from $5-50k to get water, electric, sewer/septic to the house (My fried was quoted $15k just to get electric and cable ~800 meters from the pole to his house) | |||

In the Village of Woodman, WI - $3,500 sale of one slightly oversized lot of about 6,970' in 2020. That's the most recent arm's length vacant sale there. Neighborhood: boonies, even by local standards. In the Village of Stoddard, WI - $18,000 sale of almost five lots, 9,583' / 0.22 acre on March 16, 2023. Neighborhood: bedroom community near LaCrosse. Most of the previous posters would probably still consider this the boonies. Just posted this for contrast to the other posts. === I would like to apologize to anyone I have *not* offended.
