As unlikely as it is. It is an option. Have a property I may consider selling. If I do, one of the options is to do a 1031 exchange and buy a similar investment type property.

This is where I would like some thoughts. Here are some parameters on the potential purchase.

60 acres minimum up to maybe a full section (640 acres)

Western 1/3 of the US approximately.

It would offgrid and most likely no water. )Water would be a big plus). As would access to grid power.

Road access. Seasonal is ok. Gravel, dirt would work as well.

Deer plentiful. (Elk as well a big plus) Hunting purposes.

Winter snow is a plus. Summer temps mid eighties to occasional nineties for a couple of months mid -summer acceptable. Cooler is better.

Price $60k-175k A portion of owner finance would be helpful but not a deal breaker.

Not looking for flat, dry sagebrush. Would like some varied terrain, some wooded, or at least heavy brush, and cover. Creek or Seasonal water would be a big plus.

I have several locations in mind already but am open to suggestions or leads. With in a couple hours of a reasonable size city for services is doable.

I do not want to be near power lines, buried nuclear waste sites or test sites. Communes, or other strange scenario's. Sure you know what I mean Smile .

Based off my research in wanting to retire put west, 60 acres at less than 175 puts you mostly in the arid Arizona area, there are a few places that pop up but you're unlikely to find any timber, seasonal water or much of anything at that price for that acreage.

Caveat, some nicely wooded places in MT for just at the tip of your price range, but it's 7000'+ in the Rockies, tough living from my research on weather and lifestyle.

In this market, 3 years ago was plenty. So we've decided to wait it out and even looked at Arkansas and West Virgina as alternatives.

Acreage at that price exists, but it's likely 7k' feet of 7 months of snow, or Arizona desert.

Yeah, you can't find five acres around here for that price let alone 60 to a section.

That’s a pretty wide and hefty price range…

3.6 mil dollars to 117 million dollars. If you have 9 figures to spend I’m sure there are plenty of people who are willing to find something for you.

no millions guys. That is for sure. Thanks for the thoughts.

This is a quest I have been on for several years. Probably won't happen. But maybe. A large piece to park a camper on and just escape the world and just enjoy peace and quite while doing a little hunting maybe. Sounds awful good to me.

Look at (north/Colombia river) eastern Oregon or northern Idaho - maybe north eastern WA

The Olympic Peninsula in Washington state is pretty trippy too … very different and deep woods, lakes and mountains plus the ocean.

ORC: my now-retired buddy was planning securing a small bit of dirt & a goat shed somewhere near the Oregon Coast.

He was delayed 18 months in departing his prior circumstance, and has spent nearly 2 full years searching now as a resident from his moveable RV base within his interest area, roughly 300 miles long by up to 50 miles wide.

What he discovered was the rapid run-up in any/all real estate prices regardless of market niche anywhere near his target swath in that time frame. He did find a considerable number of what WAS a few years back, substandard $30k lots raised to $100k last sale 12 months back, now offered at $190k range.

If you happen onto anything resembling what you want, it's a pretty hot seller market for now.

This is honest question. Looking at this property listing. How does a property get that chopped up with such weird property line angles? Fencing such a property if a fence was desired or using such a property would be so limited.

Howdy pard!

Well, I've been looking for a nice bit of land in the West to be able to park a camper on in the summer. Best I could come up with was a 20 acre property for 85k in Utah. Unfortunately, it was a long way from anywhere on a dirt road. So it would only be available for a short period in the summer.

Go on Realtor.com to find some property. You could find some property in Nevada (dry, flat sagebrush) for that price range for 60 acres, but that's about it.

I would suggest that you look in northern Arkansas. Lots of water, plenty of deer and beautiful scenery. Summers would be hotter than you want, but you can find acreage in your price range.

My idea is a reasonable plot in SE or SW South Dakota, then bug out for a bit in the heart of Winter.

That’s my plan should moving come to fruition, more retirement than work.

That's a good suggestion, diagonally split the NW half of Arkansas is hilly and pretty nice. Just head north for June, July, and August.


No car is as much fun to drive, as any motorcycle is to ride.
